Did everyone know that NSW was the second most litigious State in the world after California?
Things are getting ridiculous. Either we sue each other on a whim or people are just getting dodgy or desperate and everyone is ripping each other off.

I would bet that if the lawns grew wild and the Council got involved, it would be the landlord who cops the fine for not maintaining the yard. Placing something in the lease may give the landlord some recourse – ie: keeping some bond money.

It is not advertised on radio. It is just listened to on radio. You have to be in close proximity to the house to hear the transmission. Each house can have a different frequency depending on its location in Australia.

Interesting comments about being “snookered”.
I find that the power lays with the purchaser. The sale is effected at exchange for the purchaser because an order for specific performance (ie: forcing the vendor to sell the house) can be made based on an executed contract of sale.
The poor vendor will be lucky if they can keep the 10% deposit if the buyer pulls out.

I can’t see ridiculous land tax and stamp duty staying around for too much longer. The Liberal Federal Government takes control of the Senate in March and there will be nothing to prevent the passing of bills by the Liberal Government.
I believe Howard is out to get the Labor State Governments in this area. I hope he cancels Land Tax and Sales Tax etc. but I am certain a replacement tax will appear. Taking State powers would be for some interesting political debate.
I lead a boring life!!!

It is only bad when things go a bit sour or you are looking to move quickly with property dealings. Anyone that has cross collateralised properties must remember that the most saleable property will be sold first in the event of a lender taking possession!

How many 95% refinances with LMI cap have you done Brahms? I have never been asked to do this and would find an alternative as the LMI premium is way off the planet at over 3%.

Hi Destined…
You could use the rental income in the serviceability calculations to borrow more money but they will also look at the rent you currently pay. Unless you want to move back in with your parents rent free, the two would mostly likely cancel each other out. Remember, they will only use about 75% of the rental income in servicing to allow for vacancy and costs throughout the year.
Buying as an investment property would also mean you are not eligible for the First Home Owner Grant until you move in and then you would have to apply yourself.
If you can’t service the loan, it is a good indication that you should tread carefully. Have you considered getting rid of the personal loan as part of the deal to purchase your property?

You are right about one thing… nearly every client I see has no idea what their current interest rate is. I would take a close look at any loan that is more than 18 months old and you will probably find yourself refinancing immediately.

Wayne, in that situation I would offer a ridiculously low price with favourable ‘subject to’ clauses. In other words, I would probably walk away.

I don’t present signed offers for property. I only sign after they accept the verbal and present me with a contract signed by the vendor. That way, they can never accept unless I want them to as property contracts must be evidenced in writing. Verbal means nothing.

The CBA commission cuts will not affect me either. Our group – The Mortgage Professionals – has excellent submission quality etc so they get the full commission. The sloppy brokers will suffer most. Everyone is already jumping ship in any case.
We had an idea they were trying something when they started releasing their retail outlet models but they are committing suicide in the broker channel.

I went through the same thing with my office premises which I rent. You simply need the registered owner’s signature on any documents submitted to the Council. It is a standard application and process.
Of course, you will also need the vendor’s approval to access the site and do what you want before settlement.

I repeated it to emphasise a point. It is easy to do which we seem to both agree on. What I believe you have a problem with is how it is done and the associated risks.
Regarding how, there are many ways, some of which were outlined earlier.
IS IT DANGEROUS???
Everyhing is dangerous to someone. People have different risk profiles but to people like me, and obviously the mappers (and I am certain many more on this website), this is not “dangerous” at all. There is an element of risk with all investments which takes us back to risk profile.
What do you mean by “having so much property” and “being so highly leveraged”? Two of my properties (Green Square & Dee Why) total about 1 million dollars in value and are leveraged at 100%. I don’t consider two properties as “so much”…Leveraging may be high but I can afford it. So tell me, where is the risk or “danger” as you put it?
I don’t think anyone is trying to say going from nothing to financial freedom is easy nor do I believe that anyone is saying controlling 1 million dollars worth of property equates to financial freedom. Things are not so cut and dry.
The mappers were about “CONTROLLING” 1 million dollars worth of property in one year. Focus on the word “CONTROLLING” and they achieved their goals. It was not about financial freedom but how to do it so they could work towards financial freedom. They learnt how to ACQUIRE property and manipulate it to achieve their goals.
There is an old saying….
YOU CAN GIVE A MAN A FISH AND HE WILL EAT FOR A DAY. TEACH A MAN TO FISH AND HE WILL EAT FOREVER!!!
The mappers were taught how to fish!
