    It is not necessary because you are only responsible for the floor (not the coverings), the ceiling (not the fittings) and the walls (again, not the fittings). Basically, when a tenant for commercial space leases a property, they lease the shell and undertake the fitout at their own expense. They can also remove it when they leave (excluding what was there when they arrived).

    This is common practice.

    I don’t know if there is one online. I saw a working demo at the Sydney Seminar. It was pretty good! The creator (his name eludes me right now) should be commended for what he has put together. I thought it was so good that I was one of the many who pre-bought a copy!

    I believe it is being properly launched in January.

    It will be worth every penny.

    That is old news at CommSec.

    Regarding Fusion, I got the upfronts waived going directly through Macquarie. They did this when I told them I would go to a discount broker to get the same deal and they would have to pay them a commission on top of not receiving an upfront fee.

    In any case, I geared 100k at 100%. I still haven’t seen the results for the issue (1 December 2004). Fusion is a fund of funds with a choice of 7 fund managers. 3 of those were more index tracking type funds which I like to steer clear of. I chose 75% aus shares and 25% international to diverisfy a little out of the remaining 4 funds.

    ALPS sounds ok and would be very difficult to do yourself with 100k at the same levels of return expected from the ALPS. I don’t think I will be proceeding with this one as the only way to go is down and I don’t think locking in for 6 years is a smart move especially if the rate drops below the margin rate in the first year f I was to gear at 100% again.

    At least with Fusion, there is no limit to the upside and there is a capital guarantee (put option) so the downside is limited. The guarantee is reviewed each year and moves up with any capital value increases but cannot come down. The only possible losses are the interest I pay on the 100k which is deductible and the inflationary impact on the money which is not mine anyway.

    I will be undertaking a series of these 100% geared investments all year around to stagger the maturity dates and spread the risk. I will stop doing this when I see the market preparing to head south and sit it out until it picks up again. These 100% geared capital guarantee products are great!

    I think the Real Estate Institute is kidding themselves with their price.

    What do you think of the Macquarie ALPS investment?

    Your capital is guaranteed and the initial return is set at 13.20% per annum. They select 64 companies from the top 200 ASX listed companies. For every one of these companies that drops in value by 50% or more, your annual return will reduce by 2.20%.

    If 6 or more companies drop off, your return is zero but you get your capital returned to you after the 6 year investment term. I have not read the PDS yet but I want to confirm if you receive the yields that accumulated before returns went to zero.

    I wish there was a shares and alternative investments section in this web forum. (Hint Hint – Wink Wink – STEVE!)

    Or they don’t want some troll to swoop on their investment possibiliy before they get a chance to do it. You may have noticed that they have no problem naming the town after they have bought in an effort to get more people to buy there and push their price up.

    They are usually cheaper to buy than their strata counterparts but rent out for the same amount. Lenders are not too keen on company title or multiple properties on one title so borrowing will be more difficult.

    Determining the future value of units in a building that is going to be changed to strata is a simple process. Look at similar units in the immediate area that are already strata titled and PRESTO!

    I would suggest using a mortgage broker instead of dealing with your bank directly. It sounds like a “vanilla” (easy) deal to me.

    Go an grab your loan offer douments and look at the fees. The figure will be in there and what it was for or they have to refund it.

    I would be looking at the mortgage insurance figure on your second and third property.

    YOUR MORTGAGE BROKER SHOULD HAVE GONE THROUGH THESE FIGURES WITH YOU BEFORE YOU SIGNED ANYTHING!

    I have dealt with ING and they do not have high fees if you ick the right products. In fact, if you have had an ING Direct account for more than three months and take a particular loan, there are NO FEES. This excludes your own legals, government charges and mortgage insurance of course.

    Find a better broker!

    Most of the 100% lenders will give you a 100% loan when your resident visa come through if you are secure in you work and have clean credit history. This is nothing special. You even answered this yourself in your post.

    My concern is when you purchase house a land packages and secure the finance from a closely affiliated company. Many people et screwed like this on purchase price.
