What is the value of asset protection to an investor? This would be a very strong driving force behind using company and trust structures. Also, some investors will never sell. These arguments may not even be considered but they are certainly strong arguments against using a company structure.

There are definately good deals there. The reputation only relates to investment return based on new purchase price. Renters don’t care. The developers are asking for and getting ridiculous prices for the units. It is not about finding a tenant. It is about finding a tenant who will pay rent at a level that justifies the ridiculous purchase price of those units. There are 800k units there only renting for less than $400 per week. That is just a joke and makes holding such a property very unaffordable for many investors. Most people do not undertake illegal renovations on their property. Option 1 will cost you from the tenant and won’t stop the Council.
