Jerzy, your example is what most brokers hate. They do a heap of work to get you a better deal elsewhere and you end up staying with the lender that has been ripping you off for years and the broker does not get paid.

Personally, I would use two lenders. One for the residential properties and another for the boarding house. You are being done a huge favour with 80% LVR on the boarding house so snap that up. It is usually lower than this.

Again, you totally missed the point. Offsetting is an ongoing benefit when used properly. You do not need large chunks of money sitting there as long as good cash flow is going through the account!!!
