Remember to keep the colour scheme light and airy for the best return $$$ – whites and soft light colours with only small splashed of colour for decoration if you wish. This is always best for rentals aswell and a neutral palette pleases most people.

It does seem a little pricey. Perhaps check out a local draftsperson iinstead of an architect. they do similar things, but a draftsman is a cheaper option – at least for the first stage of design anyway where it's not that technical (usually) and the council's most likely will change bits and pieces of the design anyway. Did you get 3 quotes to begin with? I think if you shop around you will find a cheaper deal. Also, go to the local council of the area that the property is in and ask to look at the registry of lodgements for planning applications (most councils have these avilable to the public if you ask) and have a look at which architects/draftspeople/designers name's come up often and start with these businesses because they obviously have the most experience with that particular council, which always helps.
It's all about figures. Make sure you have a good piece of software that lets you enter all the relevant data. Then just let the $$$ decide which investment is best for you. You should be taking all emotion out of your decisions and focusing solely on the profits. As I'm sure you know, the other thing to remember is that you can manufacture $$$ in your investment to ensure positive cashflow with things like renovations, subdivisions etc.

The short answer is, not always! Corner blocks are not necessarily priced higher. Sometimes if the real estate agent is on the ball and its a growth area ripe with developments everywhere they will highlight the corner block for development and market it that way specifically with a higher price tag. Sometimes, however you can get a corner block for the regular price of any other similar sized block in the area.
