    Thank you everyone for taking the time to answer navymt’s question so well.[:)]

    That was great Muppet, we are all reading madly, and wondering with our limited funds where to spend our $$$. There are a lot of us here that are newcomers and even though you don’t hear from us much, are benefitting so much from your knowledge and personal experiences.

    Thanks Mini for your personal look at whats good value. Yes we need guidance with the nitty gritty Taking eveyones view point really does help us make our financial decisions.And it was Robert Kyiosaki and Dolf de Roos books( in that order) 2 mths back that has led me personally to this whole new world.

    Thanks Slim and Reggie. Until we have our first succesful +ve IP, we need all the confidence we can get. It is scary stuff if you haven’t done it before.

    Property Smart by Terry Ryder

    both written for the novice investor and the Australian perspective.

    Just finished One Minute Millionaire. Very
    interesting.

    Hey Richmond.
    Big congrats on the news job mate.
    I was working alongside an anaesthetist one day a few years back and she said to me something along the lines.. that if people put their minds to it they could have everything they wanted.
    Yeah I thought..full time anaesthetist,50yrs old,single, no kids what do you know about the real world!
    But I admit it.. I’m starting to believe she had someting there.
    I saved for 4 years…to go o/s. Yep and it was worth it.
    That’s what you do guys, say no to things to get what you want. And Kimmy you’re the classic example. [:X] Congrats to you too
    Oh and regular wage for family I’d say 60k- 70k would be about right.

    Yes Terry land IS booming along the eastern seaboard. We bought a block, one(short) street back from the water that every one thought was too expensive at the time. 20 mths ago. It has already doubled in price and we are selling to give us the start to get into +IP’s.
    Consider:
    no income from land is the big down side
    and high interest repayment if you borrow 90% like we did.
    expenses : rates, and regular mowing
    hold for at least 1 YR. 50% less in CGT

    Hint: also look at land with pull down houses insitu. old blocks are usually much larger in area i.e. 900sm. as to new 400-500sqm. With councils policies of medium density living in many areas it becomes possible to turn a profit by subdivision into 2.[:D]

    Hey Guys,
    What a great post Lawry.
    discovered this forum last week and thank you all for so much positive discussion.
    I am a registered nurse, born again Bed and Breakfast operator……still run around after people but not with a bed pan.
    No I’m not bored.
    My nights are getting later and later, cause logging on ties up my business phone during the day.
    Keep up the great discussion.
