    Make a new post saying, “Send me $1.00 and ill email you the details of the deals” The most you could lose is the $25.00 you paid for the details and the profit is endless .[^] This must be networking , although i would personally struggle with the ethics of it .[V]

    I had a slightly similiar situation when i put a offer on a ip that just came on the market. Knowing that it would be snapped up very very fast as i had done a lot of research in this peticuliar area, the owner was refusing to pay the agent his commission because it sold to fast and didnt think he had done enough work to earn the commission lol, took a lot of talking to eventually take the offer (which was full asking price aobut an hour after it was put up for sale)

    Theres two ways to look at this situation,
    Firstly if you know its a good deal and it will go fast then you have to offer fairly close to the asking price or take the chance of missing out on it.
    Secondly , if your just puting feelers out and trying to purchase properties under market value then you will be better of puting low offers on numerous properties. Remember you can always offer more if needed.
    Really depends on what you situation is at the time, but i dont like to be forced to pay top dollar thinking that this opputunity wont come along again because it WILL. [:o)]

    Probably would have said yer no probs you give me half the costs for the renovation that allowed me to make a profit and ill give you the 5ooo.

    Hi, thanks for your replies. Ive since been in contact with the realestate that i purchased from and they have told me the seller is still responsible and have organised for a new letter box and the windows to get replaced. I guess thats why its important to do the final inspection before you settle to make sure things are still the same as when you purchased the properties. Hmmm school holidays ,i guess the kids are bored and like to see how far they can throw letter boxes into vacant windows [8]

    HI Redwing, sounds like you have your yards looking and (smelling) nice [:D], my plans are just to slow down a bit and try and think of a new angle of investing. Think things are a bit uncertain atm so im trying to be patient to get some feel for which way the market will go, i am also in the middle of waiting for two ips to settle ,but unless a great bargain comes my way im looking only but not touching just atm[8D]

    oooh Bear1964 id forgotten people outthere are still on slow dial up :( How can you stand it, ill never go back to dialup connection. I Have and recommend Telstras cable connection and also have just changed plans to there unlimited plan for $69.95. I was on there $75 3 gb download but with gst its around $83 . The only catch is its a 2 year contract with there new plan but that doesnt bother me as im not expecting to ever go back to dialup [:D]

    Just spent some time with a friend who lives in Karratha and has done so for 15 years , his opinion is its getting harder to sell there now as its turning to more of a fly in and fly out now instead of using mostly locals . Just something to think about as i was also looking into these areas.

    Hmmm good question, what would interest me and i havent seen any books on the subject except one or two chapters is a book entirely based on investing in commercial, industrial properties .
    Also have you wrapped any commercial or industrial properties ? Is it a norm or a no no?

    Hi adriannqld , i started learning about the stock market but im afraid i put it in the too hard basket after one and a half books [xx(] I then turned to Realestate investing books and have never turned back. Sorry cant help with your question but just wanted to say Hi , and you would probably have more chance of getting responses if you made a new post instead of tacking on the end of another .[:)]

    Congratulations Steve [:D] This forum is also a great way of advertising as word of mouth in my opinion is the best form of advertising and its all good vibes coming off this forum. I personally try to direct anyone that i know that shows signs of being interested in real estate investing to this forum. Then they get people they know and so on and so on.[8D] Looking forward to your next book [^]
