Im very keen to buy but being new at investing Im scanning everything very closely making sure I do not commit to something I cant handle… must admit my cash is starting to burn a hole in my pocket!

I wonder if you did a shared equity deal then how much say do you have when you decide to:
Knock out a wall
add a room
add a pool
paint
add a deck
landscape
move and rent it out?Surely this would all have to be passed by the lender for approval?
Sounds like the lender has potential to be too involved with your life.
Also do they help with:
Insurance costs?
Maintanence costs?
If they have 30% equity they should wear 30% of the costs.Just thinking out loud.

Hi All, noticed some mention of conveyancers…
Though I might mention that there is no qualification at all required to do conveyancing. All conveyancing courses are entirely optional if you choose to be a conveyancer.This means that any conveyancer you may employ doesnt necessarily know any more than you do. Be very careful in who you choose. Preferably use a solicitor – the old cliche “you get what you pay for”

It will teach you all about being honest with yourself, knowing your limitations and diciplinging yourself to stick to them.
Mind you, from what I know most good martial arts teachers will teach you a lot more than just how to look after yourself.

Little place in Brisbane that I found in 2000 after looking for ages, listed at 55000 renting for $130 per week to old lady. now worth 170k and old lady still there.
Put offer in but walked away when it was turned down… should have just paid the asking price and shut up.
I kick myself for that one all the time. I would now have 2 ip’s, both cash+ and nearly 250k in equity which would be a great platform for a novice such as me.

I have followed your posts and Waynel’s with great interest.
I really need to learn more about the share market – practicle, entry level stuff for someone who is willing to go in for maximum gain over about a 5 year period.
What would you suggest as a good starting point for education on this kind of thing? And what can I do immediately to position myself well for entry into the market?

This is a great discussion!!! I was talkig to an advisor last night and she has been pulling her clients out of the US market and puting them into small to medium ASX companies. thought that was an interesting angle.
Why is everyone so keen on New Zealand? Isnt it difficult to manage risk purchasing in a different economy and different cities with different needs etc?
Also, I suppose that I should be looking into capital growth vehicles at the moment because I dont have much and am happy to stay working and re-invest any returns I make… does this mean property might not be my game?
