    we are going to sell the place ….it should have been fine but mismanagement has cost us $1000's

    DO NOT USE PRECISE PROPERTY MANAGEMENT ……… hopeless. Couldnt pass on rental payments on time (left it in their account). We had to chase them for everything.

    very slow in replying to messages,emails ect. Rarely delivered on promises. We had to manage the manager .

    Finally gave them the flick and they couldnt even pass the keys on the the new manager (would respond to msgs /emails….surprise ???)

    LOOK ELSEWHERE !!!!!!

    I own property in KS MO  …… biggest thing is the property manager . We took advise and went with a manger who was absolutely hopeless !

    We had to chase the rent payments …not from the tennent, the manager just held it in their account ….no reason. We had to contact multiple times for them to release it.

    They billed us for "repairs" with no quotes prior to doing the work. Exceeded the maxium allowable spend without need our ok many times .

    In the end they withheld nearly $1200 from us and took over 3 mths to get most of it off them . Then we changed managers and they refused to hand over the keys wouldnt reply to email or msgs from anyone . So we were out of pocket to change locks as well . Childish operators who failed to delivery on every avenue .

    I agree with your post 100% my sole issue is those who add a pointless comment just stating “I can help you”
    Followed by email address and website.

    Hi TH ,

    Yeah, all going well settles tomorrow or day after at worst.
    Memphis looked good as well . We were originally looking at doing 3 in KC and doing 70% LVR
    finance but that all went pear shaped banks wanting to know the color of your jocks ect.
    We were offered 50% LVR in Memphis and that would have gone through easily but the cash flow
    wasnt there with that set up. In the end we bought 1 in KC for cash. If it goes well look at more in the future

    novel way of doing….good thinking and good mate of there  How do you go tax wise. With the loan being in his name and he is not a party to the property(ownership). You wont be able to claim the interest on tax and also the 50% your mate receives….. you will be the one paying tax on it from what i understand.
    Big winner – the mate. I may be wrong …… just my thoughts

    Thanks TH……… I feel like it should go well.

    Good luck with Florida ……. i researched where we bought for 6 mths with online info as well as contacting local real estate agents for opinions on differnt zip codes ect . I feel confident we have picked a "mr and Mrs Average" part of town close to everything and bought well below current zillow/trulia estimates.

    Hi TH,

    Where are you looking at investing. Personelly my property manager is linked to housebuyers usa and I have direct contact to him and he seems to answer emails during the middle of the day here ……. must be nocternal *L*

    We had 3 or 4 tennants wanting to rent our place prior to closing which was great. Our property manager reccomended a Section 8 tennant who had alreadt lodged a $500 hold on the property pending our OK. This was paid to PM knowing if they for any reason dont take up the lease the $500 is forfeited and passed to us. I am happy with how they pre arranged tennants and
    screened them.
    Lets hope they continue to keep on top of things as closing is booked for Tuesday US TIME.

    you really have an issue with MyUsa dont you. basically you had a bad experience ?? with them. Thanks for the warning.
    As far as you saying everywhere apart from LA is a deadbeat town full of unemployment is ill informed rubbish.

    By all means express your opinions if you had an experience to share. that is what forums are for. But if you are going to bag
    areas that people are looking at with no evidence to support your rant then keep it to yourself.

    We are using Diamond Hill Realty in Upper Coomera management fee is the same as the others. Managers name is Matt and he always answers all enquiry and so far so good

    Oh I hate telling people… I have a 3 br in Coomera …nearly finished comstruction paid $250K off the plan now valued in exess of $300K and going to rent at $295 p/w ….bring on the development i am happy to see the prices increase ….. I have enough equity in this place buy more ….gotta love it

    Finally got hold of the agent handling the units for $70k on Hope Island. The reason they are cheap (new price was $190K). Last fin yr occ rate was 17%. Now a new management company has taken over and occ rate has increased to 40% ……. still a big risk i think

    Hi all, nth GC has moved a fair bit. I bought off the plan in upper commera for $250 and still waiting on settlement and it has been valued in the low 300’s now …woo hoo !

    I found a deal …. Hope island. 1 Br holiday rental in harbour front resort. Total cost for unit Near new was $70K to $85 …..waiting on more details from agent….any thoughts.

    I get email from them with their latest deals on them. There is finder fee of $4000 or $5000. They work the cashflow on a 20% cash dep from memory. You can reg free and received the deals in details.
    Alwats worth a look
