My only contribution to this is that I don’t get into chest thumping about net worth… maybe it’s because it’s nowhere near what I eventually would like it to be… but it’s getting there!

I’m not meaning to sound rude, but how do you know the rental return is good if you’re not sure of the definition of “yield”? The 11 second solution basically works out whether the property will give a 10.4% yield, ie cost 50k, rent 100k, annual rent = 5200k/puchase cost of 50000k = 10.4%…
I wouldn’t be in a rush to invest until you’re sure on your knowledge base.

Thanks for the reminder… only one more weekend of pain to go, then it’s all optimism (maybe) for next year… At least they’ve got some motivation for this week v Hawthorn in regards to Captain Blood’s passing… I went to his funeral on Wednesday for work… the players didn’t even hang around for the wake/function back at the club… so that shows you how much they’re taking it all on board (not)

I wasn’t trying to be paternalistic… after one of my first posts here someone used a famous quote of give a man a fish and you’ll feed him for a day, teach a man to fish and you’ll feed him for a life time. I reckon that is spot on.

Our area is called Clonbinane… it’s not very well known at all, and we like it like that… there’s actually a 28 acre place up the road that’s going to auction at the start of October… the sign only went up yesterday… you should see the views… amazing…
Anyway, do yourself a favour and come for a drive over our way… we’re on the eastern side of the Hume Hwy…

Just something you might want to consider… I’m currently about 55 minutes from my work in Richmond… the craigieburn bypass that is going in along the hume is expected to shave that to 45 mins… Kilmore’s quite a good town (I’m 15 mins from there up in the hills backing onto Mt Disappointment State Forest)… I would heartily recommend checking out this part of the world… believe me, my fiance and I spent a year looking into the various areas within 1 hr of Melbourne, and you definitely get more bang for your buck over our way (although Woodend is considered a bit trendier, sniff)…

at least port kembla and kiama are on the coast… u ever been to cobar? it’s the middle of nowhere… my family is from a small (tiny) town near there called nymagee… I can’t see cobar all of a sudden becoming a hot spot…

First tip, do some research, you can’t expect to come here and find easy answers. We all want to make money on properties, and there is no easy way, if there was, everyone would do it.
Go and read some books… spend some time reading back through the threads… I’m sorry, but it’s not going to be handed to you on a platter.
