Brisbane’s been booming for a while now, I think the Queenslanders on here will back that up. Out of the east coast capitals it’s the one that’s probably got the best growth potential over the next couple of years, but yields aren’t so good anymore. Have you looked into median prices v median rents etc of various suburbs?

If this prop costs 65k, rents for 150, and if your repayments on, say 70k to well and truly cover all your other costs are $102 per week (at 7%), what other costs have you calculated for a week to week basis apart from rates, insurance and management fees? There should be a positive cash flow out of this property unless it’s got massive body corporate… is it a unit? house?
Kay would have seen your post, I edited it after her next post appeared, and yes, you’re right, I overlooked the one that made no sense, so it’s gone too.
I must admit I’ve found a stack of them still around as well… yielding around 9.5 to 10%, decent properties in regional Victorian cities… but we’re not in a position to buy just now… still sorting out some other things like a wedding, but we’ll crank up again early in the New Year, I reckon there will be even more around over the next 12 months or so…
Any chance of divulging the stats of the places you’re buying? In terms of purchase price v rent received? It’s cool if you don’t want to, I’m just curious to know what yield you’re chasing.

I’d just like to congratulate richmond. I think he is the best bloke around for being so ruggedly handsome… mysteriously charismatic… physically imposing… and yet, sensitive.
He is a thorough gentleman and should have played for the Tigers if it wasn’t for a knackered hip. He constantly fights off hordes of women, dishing them off to his friends in a caring, sharing way that leaves no-one with hurt feelings, because richmond only has eyes for one lass… soon-to-be mrs richmond… a brilliant paramedic around the northern suburbs of Melbourne.
I also like that he’s in constant denial of reality and admits to being a pathological liar (except for the bit about soon-to-be mrs richmond).
