    I think it’s all speculation at this point, but it’s been touted for Shoalwater Bay… I would have thought a facility for 5000 troops would have a good impact on the local area in all respects.

    Hi Mini,

    I’m wondering why people are so hostile to Steve as well… but I can’t figure out why. If the people on MAP succeed, all power to them… if some don’t, well, I guess they weren’t meant to. But if some do and some don’t I don’t see how Steve should be painted in a bad light. And I’m not just blindly sticking up for Steve, but there’s a lot of people who expect “someone” or “anyone” to lead them to riches, when a fair bit of the reason behind a person’s success has to come from the person themself. Obviously, we all know things like properties meeting the 11 second rule aren’t as easy to find or do as they once were, but that’s not necessarily anyone’s fault, is it? For mine, his book was more a story on how Steve and Dave did it, not necessarily a “follow these steps and you’ll be rich” type book… but that was just my interpretation.

    For what it’s worth, I think some people enjoy seeing others fail, or hoping they’ll fail, because it makes them feel better about themselves, in that they might not be making progress as easily as they thought they would.

    Sorry, I should have clarified, when I was referring to my mates, I was talking about them borrowing for PPOR’s, which is of course a bit different to borrowing for IPs…

    I wouldn’t stress too much Kay… there are always people who need to rent… just give them somewhere decent to live and you’ll be right. A bloke here at work has been looking for a new place to rent for a few weeks, and while there’s a lot available, some of the landlords keep their places in pretty shabby condition, yet expect top dollar in rental. Then they wonder why their IP goldmines sit vacant for weeks. Actually, I can’t believe the number of “For Lease” signs up around Richmond right now.

    I’ve got mates who (foolishly, I reckon) loaded up as much they could with the low rates, and it was always going to be a problem if they moved upwards. Believing that IR’s are always going to stay low is like believing CG is always going to happen. Some of my mates will be in a bit of strife if they go up even a bit, as will many investors… but they should have all done their homework better.

    Morning Kay,

    Depends what area we’re talking about, I notice places like Toorak and Mont Albert have supposedly become more “affordable” with median prices of $1.3m and $510k respectively… I’m not too sure what to make of median prices… was there more properties at the bottom of the market for that particular suburb that sold for that particular quarter? The figures are only over a quarter, I’d be more interested to see the 12 month figures. That article also says that a lot of investors are re-thinking their plans… which is a good thing for those of us who want to stick with it since there’ll be less buyers around. I bought a unit in the eastern suburbs last April for 210k, and it’s valued around 260k now, so go figure.

    It’s quite amazing how people are so skittish about interest rates, considering they’re still extremely low by historical standards, even if they go up 1% they’re still low.

    actually mini, I’m very much thumbs up about property… and I’m not important at all… just a worker.

    I’d like people to lose interest in property, cos then prices should ease (it won’t be so inflated), and there might be some better buys around.

    For what it’s worth, I think a mountain is being made out of a molehill in this thread, but for all your achievements in buying 13 houses at the age of 21, it would be good to set the theory aside and gain some practical insight into how you’ve done it. You’ve said elsewhere in terms of gaining instant equity, doing no money down deals, and now in regards to your accountant, that you can’t reveal information… plenty of other people are happy to reveal information, but for some reason you’re super secretive… I just can’t put my finger on why, or for that matter, what you are worried about…

    your demeanour in this thread is very strange SIS, why put the details up, and then delete them? I for one am not about to run to your accountant… I have my own team in place.

    I can’t see how you think it’s unfair for people to ask you the details of your accountant. I’ve seen that question asked of people over and over, and you’re the only one to object.

    ps I too had a chuckle at PG’s story about the sex toy.

    Hi Kay

    I don’t live frugally, but I don’t live richly either… I don’t see the point in denying myself and my wife life’s pleasures… As I’ve said in other posts, my dad died at 26, two months before I was born… walked out the door to go to work and never came back… killed in a plane crash. So, that means I understand, probably better than most, that you never know what’s around the corner, so while it’s all well and good to plan for the future, when moments come along to enjoy, make sure you enjoy them without constantly thinking about dollars and cents.

    Yes we have agenda, but, following the lead of SIS, I can’t tell you what it is.

    so what happens if your bottles of alcohol aren’t given to the tenants of the IP, how do you prove that you’ve given them, or anything else for that matter, if the ATO comes a’knockin? It’d be pretty hard I would have thought. It’s well and good to claim these things on one hand, but proving that the actual gift-giving has taken place is another.

    so basically if I buy gifts ie sex toys, alcohol for Christmas, give them to my friends/family, but keep the receipts and say I gave them to my property manager/accountant/tenant, then I’d be able to claim them? I don’t know that I would feel comfortable doing that… Is that what you do?

    It’s one of those things where there’s nothing wrong with asking the question, I ask it myself with any house I look at, but if I don’t get an answer, that’s fine too…
