    paying down your ppor and scoping for opportunities whilst learning as much as you can ain’t “doing nothing” my good man. It’s a heck of a lot more than most manage.

    You might need a fair bit of patience, I can’t see things kicking off for a couple of years… interesting to note though, that properties are available in inner-Melbourne (houses, not apartments) fully renovated for early to mid 300s… unthinkable 18 months to a year ago… keep waiting, watching and looking… I think things will come back a bit more yet…

    I don’t get the point of your post, a thread encouraging people to donate is exactly that, if the writer feels that others might be motivated to donate by giving an example of what they themselves have done, well, so be it.

    I can’t believe a thread asking people to donate has an objection in it.

    You’re taking me too literally… of course there are other issues such as disease, aids, etc that need more attention/money/research… hopefully people that are stirred into giving as a result of the tsunami aftermath might look at giving again in the future… that’d be good, wouldn’t you agree?

    by the way, regular readers will recall pre-Christmas debate between marc1 and I regarding his opinions re: Australians being greedy… in the thread Australians having more than their “fair share” etc was discussed, but it was all basically theoretical.

    Now that this has happened, I think it’s fantastic that so many Australians have opened their wallets without hesitation to give money to help out those less fortunate. However, I have no doubt that many more can give.

    If people can afford to give, and they don’t, then, I guess that fits my definition of greedy, because if ever there was a cause to support, this is it.

    I read a report of an elderly lady who had saved $6000 for a car… she donated half the money, then felt guilty, so she gave the lot… very much above and beyond the call of duty…

    Please give it some thought if you haven’t already.

    If you’d done a search you would have found extensive debate on this issue HOWEVER if you still have debt on your PPOR, it’s best to go interest only on investment properties… and direct as much as you can into reducing the non-deductible debt.. once that’s gone, you can reduce debt on your IPs (if that’s what you want) however if you leave your loans interest only, you need less to service them since you’re not paying any principal, which leaves you with more cashflow to buy more IPs.

    MA – You’re nitpicking – I meant it’s not a business in terms of needing to get an ABN etc, which is what she asked about. Of course you have to approach it like a business though.

    It doesn’t need to be a business.

    If you’re already an investor and you’re paying to go a seminar to learn more investing techniques, then it’s deductible… sort of like self education claims that relate to your work…

    If you’re coming to Melbourne (or whatever) for the specific purpose of the seminar, ie fly down, go to seminar, stay the night and fly back next morning, then I would be claiming 100% of everything. If however, you stay for a few days to see the sights, then you have to apportion things.

    This type of thing has been discussed many times… get a decent accountant and ask them the questions… don’t rely on postings on a web forum.

    of course, banks are so understanding when you fall behind on your repayments, aren’t they?

    very poor journalism, done on the basis of an article on jenman’s website.

    btw I’m not into wrapping, but I’m not particularly against it either.

    it’s a bit pointless to ask people what they think without some more details about the area.

    Is it coastal, is it outback, how far from cities, what industry etc etc????

    you didn’t mention what rent these places are getting either…

    flesh out your post and you’ll get more responses.

    The $7000 grant is a federal grant.

    If you’re in Vic, the state govt throws in an extra $5k.

    If you’re new to IPs be very very wary of buying in Mount Morgan and Mount Isa, and don’t buy sight unseen.

    hi,

    do more research on demographics, industry in the area etc. What are the prospects? Why would prospective tenants live there? Are there plenty of jobs? etc etc.

    a lot of mobile homes don’t include land… they’re basically glorified caravans. a search on realestate.com.au will turn up quite a few, so they’re not that hard to find.

    mobile home ay? Is it in a caravan park? What are the weekly fees to keep the home there? Any prospects of CG? You say secure tenant, what’s the length of the lease? Would it be easy to on-sell if you had to?
