I don’t understand why people get in a rage over ethics… I would have thought it’s a good thing to do… believe it or not, some of us in the media even try to operate ethically… really, we do. I reckon if you say “I’ve got principles I operate by” and you actually stick to them, good on you for doing so. Doesn’t necessarily mean that’s what works for me when I’m buying property, but big deal. Personally, I’d rather try and bargain a bit (because there’s not really THAT many dumb people out there) and keep some cash in my pocket for my wife and kids to enjoy.

I know where you’re coming from… but if you find a place where the vendor is more than willing to take 100k, but you think it’s worth 120k, would you insist they take 20k more? If so, why?

The mayor of Rockhampton has had some discussions with the Department of State Development about a possible second magnesium development in central Queensland, Australia.
Magnesium International Limited (MIL) has received approval to build a smelter in South Australia, but now says it is considering alternative sites, including Rockhampton, Gladstone, and Townsville.
The Australian Magnesium Corporation (AMC) has mothballed a proposed light metals plant at Stanwell, near Rockhampton.
Mayor Margaret Strelow says the MIL project would be the icing on the cake for central Queensland and believes the region has a lot to offer.
“Clearly we’ve got magnesite which is very important and there are a couple of different holdings of that, it’s not all tied up by AMC, but we also have, of course, water and cheap power, which would be the main attractant to Magnesium International out of South Australia and into Queensland,” she said.
CLAIMS that a training base for United States soldiers could be set up in Queensland were wide of the mark, the federal government said today.
Newspapers today reported that Australia was considering letting the US set up the base in Shoalwater Bay, near Rockhampton in Queensland.
The Mayor of Livingston Shire Bill Ludwig said Shoalwater Bay was being considered as the site for a US training facility that could double as a military supply depot.
But a spokeswoman for Defence Minister Robert Hill said there were no plans to have any US military based in Australia.
The only proposal being discussed was for a possible storage facility, as raised by US General Richard Myers, the top military adviser to the US president, during his visit to Australia earlier this month, she said.
“Both General Myers and Senator Hill were questioned in detail about it all and it’s quite clear what the position is,” the spokeswoman said.
“They talked about not basing any military at all from the US in Australia but looking at considering an option of using it as storage, an area of storage in the top end of Australia.
“It’s not to have troops on the ground. It’s about having an area where they might be able to store stuff.”
An annual joint military exercise between the US and Australia is already held at Shoalwater Bay, which is favoured for its terrain which allows army, air force and navy to train together.
I thought Crocodile 3 was held at the Shoalwater Bay training facility, so why rule it out? By the way I’m not predicting ANYTHING… just cutting and pasting some reports…

AUSTRALIA is planning to allow the United States to build a training base at Queensland’s Shoalwater Bay, near Rockhampton.
The facility could double as a military supply depot to supply up to 5000 US troops with jets, tanks and artillery.
The US military would train its troops and pre-position its tanks, jets, and missiles – and possibly soldiers – at Shoalwater Bay in case of a crisis in Asia.
Shoalwater Bay covers a third of the Livingstone Shire, which has a population of 27,000, and centres on the town of Yeppoon.
The Mayor of Livingstone Shire, Bill Ludwig, said he was aware the Federal Government might consider Shoalwater Bay for the training facility.
“We’ve certainly been made aware of that. It would be great for the region. The facilities are already expanding significantly,” Mr Ludwig said.
Senior sources said US President George W Bush will pressure his senior advisers to strike a deal with Australia over a training facility at this year’s joint ministerial meeting.
Prime Minister John Howard is also understood to want the base as a boost to Australia’s ties with the US, but also as an election winner.
Shoalwater Bay is the site of the military exercises, held every two years by Australian and American military forces. Australian forces also conduct annual training exercises with Singapore’s army.
Singapore already has a massive training facility at Shoalwater Bay, covering 270,000 hectares and 180,000 hectares of marine reserve.
The outstanding feature of Shoalwater Bay is that the army, air force and navy can train together.
During the Crocodile exercise last year with the US, 50,000 troops and up to 300 tanks travelled along the shire’s roads.
Mr Ludwig raised the issue of greater road funding during Transport Minister John Anderson’s visit to Queensland on Thursday.
“There would need to be more funding if there was an American base, because there would be an increase in activity on the shire’s roads,” Mr Ludwig said.
The chairman of the US Joint Chiefs of Staff, General Richard Myers, let slip the proposal for a training base during a visit to Australia this month. General Myers later revealed that another option was to build a storage base to pre-position military equipment.
Peter Jennings, the director of programs at the Australian Strategic Policy Institute, said Shoalwater Bay was the most likely site for the training facility.
“Shoalwater Bay in Queensland would be a sensible location from where US forces could exercise with our 3rd Brigade in Townsville,” Mr Jennings said.
The US was shifting its thinking about its bases in Asia and the need to deploy troops in forward spots like South Korea and Japan.
“But US forces still need in-theatre training and to practise operating with friends and allies.
“US soldiers may be best kept at home, but pre-positioning equipment overseas makes it easier and less costly to do military exercises.”
Reading mini’s latest post, does it make you change your mind about anything? Perhaps admitting that what you thought couldn’t be done, in fact, can be? And it is possible to do things to increase the rent, like add air conditioning etc… plenty of people have done it, as I’ve done myself.
Renting out our holiday house has been a pain in the arse. Middle class families from “good” suburbs pay up to $1400 per week to stay there, but always leave a path of destruction when they leave. They cost me a lot more money than the “workers” in my other, cheaper places that are let year round. I’ll be glad when it’s sold, because every time I go down there, I’m always having to fix something.
I bought one in June 2003 for 56k, rents for 130pw, I could tolerate living in it myself, and I’d like to think I don’t have shockingly low standards. This was in Rockhampton. From what I’ve seen, other houses that they’re now flogging up there on realestate.com.au for around the 80k mark are comparatively well below in standards in terms of kitchen, bathroom quality etc.
So in my opinion, cheap properties 6-9 months ago weren’t all dumps… as to now… well, I’d do my homework. That’s not to say you won’t find a few diamonds in the rough.
Since it’s all about yield, can you give us a rough yield figure without all the other details? Don’t do a SIS and keep ALL the good stuff to yourself []

Both those stories are from this week on the abc website… so they’re current. The Magnesium one is from yesterday. I thought the magnesium plant was a dead duck too… but that doesn’t mean I can’t hope!!
