If, as Monopoly points out, you’re improving your cash flow by 300 per month, I’d pay it off the PPOR LOC, and keep looking around… that way you’re in a position to pounce on a great deal if one bobs up..

r15 suburbs in the whole of Australia is hardly “plenty”, 1HotValuer… go have a look at the back part of the White Pages that has all the post codes… 15 suburbs out of all those is barely any, and the areas where they might be allegedly “plentiful” are often very questionable.
There are plenty of people whom I respect that have been in the “game” for a long time that agree with me. You say they’re plentiful, I say they’re not… however they can be found, and sometimes in good areas, but they are hardly in large numbers.

It’s garbage to suggest there are plenty of 10% yields around at the moment, because the fact is there ain’t. 12-18 months ago there was, it is not the case now. That’s not to say there’s none, because that is also incorrect…

I think the media does try to influence politics, and the market in many ways and moslty for their own gain.
Im not talking about the average journalist here im thinking much higher then that.

rI don’t think the government wants property prices to fall, I think they just don’t want them to rise as much as they have done… ie take the heat out of the market… it’s an economic management thing… I don’t think the government would be overjoyed to see masses of people with negative equity and struggling. The property sector, like all economic sectors moves in cycles… and it doesn’t necessarily take government or media manipulation to make it happen. Anyway, the media has bugger all interest in which way the property market goes, but we’ve had that discussion before…

I suppose it depends on where you buy, I bought several in Rockhampton a year ago, and they’ve all appreciated quite nicely… I still think the central coast of Qld is a good place to look at, places like Gladstone, Mackay, Townsville offer good opportunities…

Seriously though, just spend a bit more time searching for different types of properties in different price ranges in different states… sounds obvious, but it is that simple.
Not all CF+ properties are in the sub 100k range…

a realistic rWhat’s the point having it if you don’t enjoy it? I’ve done a few o/s trips… yes they cost money, but what an experience! I don’t think people should deprive themselves of everything… it’s pretty important to enjoy the fruits of your labour from time to time…
CheersI agree with Pisces, Kay and Celivia… this is a parent talking about a child… it’s not a matter of black and white figures, and lucifer, believe it or not, some things are more important than the bottom line. I’m not sure why a parent trying to help out their kid is something that would make their blood boil [blink], but then again, you’ve mentioned rubbing your hands together waiting for “blood on the streets” to occur, so it’s pretty clear what angle you’re coming from. I’m not saying you’re wrong, just that your outlook is very different to mine, and the course I would consider if I had a daughter in a similar situation.
