A few months ago I downloaded an absolutely amazing .PDF file that went into so many area’s regarding avoiding bad tenants. It talks about a lot of issues & also went into explaing a lot of your rights & the rights on future & current tenants. I’ll have to dig it up in my computer & e-mail it to anyone intrested?
I’ve read over it and I beleive it’s indispensable to anyone interested in being able to asses future tenants in a comprehensive manner.

Possibly you could chase down the person at the bank A who claimed to have sent package to bank B (the person who processed loan discharge OR the bank A’s lawyers who processed loan discharge). They must have used registered post or a courier and have a document that confirms it was sent. If they can’t produce a document to proove that they fulfilled their responsibility to send cert. of title to Bank B within a reasonable timeframe for your review (I’d give them 24hours) then impress upon them that if they can’t get a stat dec ASAP, then you will have no choice but to sue the bank for the potential loss you could have at settlement.
Or potentially contact a property lawyer who may well know who is at fault and help with legal action type leverage on the bank.

Very good advice. It helps a lot if a problem like the comes up to go into the bank with a good plan & armed with as much leverage as you can. And stick to your guns. It’s amazing how much “hope” you have a place on dealing with situations with banks.
Being in the real estate game, you want to stay away from replying on “hope”.Good luck from me as well.

yes you can post in the cavet section in somersoft but you must be a member and post 35 or 40 posts before you can advertise and it hard to post there as most of the post are out of date I post maybe 1 or 2 a week if that.

Before this post does go, are you able to post a short critique on how you found it a bad investment? It’d just be intresting to me as I can’t really see past those numbers as well as people with more exerience. Obviously you have some though, so i’d be intrested in what you see in it? So maybe I can look & see what you see.

These words are not mine, they were e-mailed to me from a friend. While I feel that these words can and should be applied to most of lifes challenges. Property investing however involes a lot of money and a lot of us have made all sorts of sacrafices to get to the point where we can start to invest.
It is because of this that people just starting out must first educate them selves and seek professional advice. But this need not take years to achieve. Three to six months of solid study should be enough to get going.
I think you have to look at it in practical terms. Not many people who are taking the time to invest in a smart manner, will jump in without analyzing the situation & outcomes.
I think the real key to what was being said is that nothing in life is perfect. If you analyze ANYTHING hard enough, you will always find it’s imperfections, and therefor never act. No deal is “perfect”. You could spend forever looking for something perfect or trying to make something perfect, but you’ll never succeed. None of us have forever, and all of us want to succeed…
So I think what’s it’s saying is if your armed with the knowledge & tools to go forward,,, then do it… Trust your judgement. In most cases it will lead you in the right direction… Sometimes it won’t?! But if your waiting for perfection, you could be waiting a long time & miss out on a LOT of good…
