I know this is a little off the topic but it seems everyone on this blog knows a bit about investing overseas.
When investing in NZ has anyone heard of gaining finance in Australia? I ask this as NZ interest rates are probably 2% higher than Australia which eats away into your profit. Also i have a friend in Hong Kong who is able to borrow at 4% interest rate to buy property in Australia. So it must be possible somehow?
What would you suggest to a first time prop investor looking at investing in a 1 bed unit in east suburbs…expected retnal yield is 5.3% (i.e. -‘nve gearing) but with depn on building there should be only a small gap to finance myself. Would you hold off to later in 2004 and look for the bargains or get in now with a view to hold for the longer term?
Does anyone know anything about Hans Jakobi? I came across his website http://www.realestatesecrets.com.au and noticed he is selling a coarse for approx $3K on investing in Pos CF properties. Has anyone done this coarse?

I agree totally. I think one of the most prominent thing preventing people from investing today is there attitudes. At the end of the day if you are a long term invester than the market fluctuations will be irrelevant as we all know that in the long term all markets rise.
Sometimes you just have to jump in and go for it…
