Hi Ajay, we look at it from a time is money perspective. Agents have the databases to sell our homes quicker. For the time and effort involved in selling and many prospective buyers dubious about not using an agent, you may be wiser to check out local agents before selling yourself

Have you thought of renting and lending the $300K to a private investor or doing a Joint Venture? You would have much higher returns than bank interest, although much higher risk involved. Check with your accountant and mortgage broker to see if they have a suitable client that you could JV with Just a thought to ponder
Jacqui, if you are paying cash for electrical, plumbing or building works, tradies will not usually give you certification papers. Paying the extra for this can save your butt in many situations
Ocean Architect has laid out the best plan of attack- the plumbing drawings will tell you what you can do with the space you have & raising the floor level could be the most cost effective avenue too

KMMK, where is the property located? Can you rent it out yourself privately? whilst you figure out what fees and charges are acceptable. Have you spoken to anybody else in the area that rents their house out as a holiday rental…. they may be able to help you out
Angel, we’ve also noticed that Asians do not like bathrooms in the middle of a floorplan of any property, and after reading more into Feng Shui, I totally understand why
We have had re-vals done a week after settlement (had access to property prior to settlement to complete renovations). Banks requirement was invoices for work completed. Agree with the above comments though, all banks are different.

There are so many variances in products from your list, so best suggestion is to get 3 quotes for each job- always go for quality over pricing. Is the property investment going to be a rental or a reno then sell?
