    Hi mizfitz ,doing a Reno while having tenants in place is just asking for trouble ,it is easier while vacant , but don't over spend on major items if wanting to get a new valuation , some one else's eyes may not see the new value in what you have spent , they like to see kitchen , bathrooms ,laundry ,paint and carpet redone , the catch is not to blow the budget , good luck

    Hi,Are the stumps wooden or concrete under house , damp will rise up wooden stumps and creep into wooden floors , if it was coming down from roof  , you would see it in your walls , therefore it is coming from underneath , call in an expert , it will save you from complaining tenants and loosing money in the future :)

    Hi J, how much body corp do you pay ? , also do you pay extra for fire / public liability insurance ? Is it just yourself and neighbour  in body corp , or is there a body corp company who looks after the fund? , I have had a few units / duplexes over the years and all had different rules  :)

    Hi Daniel , did they give you an exact settlement date ? Look into a sunset clause , and or any non delivering of end product , ie  body corporate items , do you have a solicitor who can look into the fine print
