This is the 3rd property we've bought (but first IP) and no one has ever mentioned we needed a lawyer. At waht stage do you hire one? What is their role?
The invoice is for the remainder of the 10% deposit (minus what we paid when the offer was accepted), plus rates/water adjustment, plus settlement agent fees (inc title search and reg etc).
Update – settlement day has been pushed to thursday and no one seems to mind.
Thanks. I dont know of any lawyers involved in this. I have told the settlement agent that the money is likely to be delayed.
The vendor delayed settlement first, so I take that as a sign that they wont charge us interest. Hopefully.
Do I have any recourse because I wasnt given much time to pay? Or am I clutching at straws?

Ok so the general consensus is that you can specify 'no smoking inside'? That would mean that if walk in and the place smelt like an ashtray it would be an evictable offense?

I moved out of a shared rental when i was younger. I had the electricity bill in my name. I moved out and just before I called the electricity company to say I was but my house mate was staying. They said she had one month to call them and put it in her name otherwise it would be disconnected.
Over 12 months later I got a letter from a debt collector saying pay now or my credit will be affected! My housemate never put her name on the bill and they stayed on for 6 months or something.
I called the company and they said I was responsible for following them up (the electricity company) to check my housemate had done so.
I was dumbfounded. I argued that I was never told I had to check on them to see if they were doing their job properly. I said how I was told the account would be disconnected if no new name was added. They kept saying like an automated robot that I should have rang and checked.
So, I had to just pay. being chased my debt collectors was not a nice feeling!!
I was 19 and at uni so it was a real kick in the guts.
My point is in relation to the above posts, that I was a tenant, and I was held liable, not the owner.

We have been to lots of properties, even tried to buy 2 (1 the offer was not excepted, the other had a minefield of problems when we read the strata agm). What I asking is do BA have access to other research info that I cant access?

Obviously I can find whatever informaton google has. I look at median rental and purchase prices on REWIA, i have have foudn a site that shows older listings (from domain only) to give an indiaction of time on the market and previous list prices, I also have an extensive excel sheet….

A bit off track – We are just getting our spare room ready to become hosts to students and asylum seekers. Each placement is for 4 to 6 weeks. Its not renting out the room as such, more of a boarding situation. The money you receive is to cover the extra bills etc, so its not a profit making thing. I keep seeing on tv all the people living in 'tent cities' around oz and am wondering why the two ideas can't be meshed. That is, renting out a spare room for people that would otherwise be living in tents, on a temporary basis ( 1 to 3 months?) unitl they got on their feet. From what I understand they are paying some serious cash to be able to pitch a tent on some grass in the middle of winter. I am trying to find out if an organisation already assists with this….
True. I guess my first problem is I have 2 sets of criteria based on 2 sets of advice! First is buy with in 10K of city (my budget means 1 or 2 bed aprtment under 60sqm). The other is to own land land land (house), meaning further out. I have been mainly focusing on the first one as my mindsest is that as the population grows, the 10k radius of the city will be in higher demand…Or not. I dont know. It sounds like a buyers agent may be my best bet!
