    Hi all.
    More good news, Xstrata annouced today its spending $38 million on a new power station in Mount Isa for its expansion plans.
    As one famous Australian said I’m Excited.

    Hi Blogs,
    I hope you are right, but isn’t prevention better than finding out when its too late. I would hate to think our children and grandchildren would look upon us as the ones that sat back and did nothing about it. If the weather is going crazy due to global warming, its not going to get fixed overnight, if we all do our bit together, even if its just getting a solar hot water system, or changing our light bulbs to energy saving ones, we can make a difference without hurting the back pocket .

    Hi,
    The debate on whether the world temperature is rising has been answered for me anyway, I have a holiday house on an island off the coast of Brisbane and for the last 25 years I have been going to my house every holidays.
    Summer can get hot and the nights very rarely use to be a problem sleeping, the last 5 years summers would have to have been the hottest nights I can remember on the island ( like a hothouse ).
    Also we use to have lots of rain, in fact it was annoying from a holiday point of view, I have not seen the rain we use get for 10 years now. I worry for our children and I would like to see more done towards solar as I believe this is the way of the future for domestic use anyway.
    Just my 2c worth.

    Hi Dom,
    Good news on new mine to open, had not heard of that one. I had a look at mining company Summits web site and had an interesting read as to what will happen once it gets the go ahead for urainium
    mining 40klm outside Mount Isa. 600 jobs to be created, 600 million to be spent, 10-25 year mine life, company will source as much labour and materials from Mount Isa as it can. Exciting times for north west Qld I believe.

    Hi Jenny,
    I have 1000sqm with 2 bed house on it, Council have 470sqm and I will be reconfiguring the boundaries so I will end up with 1000sqm with no house and 470 sqm with house. The only thing I have to move is some small sheds and cloths line. I will sell the house first to release some cash and then build on the block of land before selling it, hoping to make 150k out of the whole project as its only 9klm from town.

    Hi Jenny,
    Offer was in writting, was rejected first time as too low and after some hagling and new offer was accepted next time. Still has to go to next level as we are talking Govt here, nothing gets decided until the bloke in charge has the final say. I bought property in March and have been told its still going through and will have the final answer in Dec this year, something about a guy going on holidays for a month. Can’t rush these things as someone might get a sweat up in the office.

    Hi Jenny1,
    I am just in the process of buying some land of the City Council, only thing is most Govt departments will not sell to just anyone, even if you are the neighbour. They will sell it by either tender or auction, in my case they could only sell it to me as it had no road frontage, no other neighbours and was no use to them. Still took 6 months to negotiate the sale. If you approach them and they are interested in selling, ask them to have it valued at your expense and let them know you will pay valuation price, I found it a strange experience as you are dealing with staff not your normal vendor, so they usually don’t play the negotiation game, just thats the valuation price, we don’t care if you won’t pay it.

    Hi Richard,
    Thanks for clearing that up for me, do you know if the $450K can be paid after 1/7/07 as once only payment in the 3 year period or does it have to be 150K per year? I will be playing squash with my accountant tomorrow, but may as well find out from you. Like most busy accountants, I usually find out more when we play squash, can never pin him down at work.

    The 360k unit is in the first high rise ever built in Deception Bay with 180 degree views of Moreton Bay on the water front, seems okay so far, have not seen contract with what inclusions are. $1000 deposit so far and refundable if i don’t go ahead with contract, suppose to start soon. The developer has proposed retail and picture theater in the next stage, similar units are selling for about 150k more 6klm away at Scarborough, anything with water views is a plus.

    Hi,
    I can remember going through Norseman in 1991 and stayed for week as my wife and I were travelling Australia at the time and me being a carpenter got a weeks work in town, could have got more as town had no builder, but I have to admit, we couldn’t wait to go to Esperence.
    Town was in the doldrums then and I couldn’t believe how cheap the houses were at 2-3 k range, could have bought them with my credit card, in fact I was gobsmacked when I befriended the caravan park owners son and he showed me his house he just bought for 2k. He was paying it off, can you believe it.
    I still think about those 50k houses in Esperence with water views we could have bought as we owned our house in Brisbane worth 150k at the time.
    Looking back could be very rich if I had property investing on my mind at the time, fond memories of Norseman anyway.

    Okay let us know where you made the dosh??? No specifics, just the city, suburb, steet. I have just put a deposit on a 3 bed unit with 180 degree views of bay myself at Deception Bay for $360k, hoping to do the same within next 12 months.

    Hi All,
    Found out yesterday from a mate of mine in Isa, Woolworths bought a caravan park near town for 8 million dollars, going to build a big shopping centre on the land I believe, good news keeps coming from Isa and have a look at the property prices of late on realestate.com.au, seem to be shooting up a lot lately, agents say its changing by the month.

    Yep that correct, they looked like new inside and had 1000sqm of land. 2 beds like new can get that sort of money, another agent told me a house sold for $800k in Isa recently, thats got to be a record and Ray White had their first rental listing in 4 months the other day and had 15 applicants, made news in the local paper. First of new mines in Isa for 10 years announced last week, 100 million $ to be spent, a lot happening at the moment.

    Hi Guys,
    I saw a duplex in Mount Isa just listed on internet 2 weeks ago and rang agent straight away as it was listed for $295k and was renovated bringing in $560.00 a week. First to ring was me and offered $290K, agent rings back in the next hour and says they have had multiple offers, whats your highest offer, so I offer full price and and was told I had best offer. Next 24 hours waiting for vender to sign contract, I had that feeling that something was not right GUT FEELING. Agent finally tracks down vendor and you guessed it decided not to sell as they thought it must be to cheap. Apparently this is happening a lot in Mount Isa and agents are frustrated.

    Hi Istreet,
    Can be done and has been done under adverse possession on some very valuable land, risky if owner or benificeries are aware, laws are different from state to state. Qld is 30 years and you have to treat it as if you owned it. Best place to look is arrears of rates auction with council, was more common years ago in Qld as it was 12 years wait, does not seem to be so common now.

    Thanks for the reply, I happen to be talking to Isa Council that afternoon of auction and one of the staff told me in a conversation, so it was fresh news.
    WOW 5 year leases is amazing, I have approval to build a 2 bed duplex in Isa at the moment in West st, currently subdividing the block before I make a decision on building or selling with approval. I see someone is selling 2&3 bed villas of the plan with leases as well at the moment with 10% return. I will have low rise builders licence by early next year, but I don’t think I will be doing job, wife wants me in Brisbane with kids. Maybe I should have a talk to you and your builder for a quote, although you sound like you are busy for while. Any idea of sqm costs for building, can PM if you wish.
