    Hi GP – email me the apartment number (so i can see sqm internal and external), that seems expensive unless it was one of the large one bedders. You will be able to use the nomination clause, a good solicitor will assist. Settlement is early September.

    Hi Vanessa, yes, most banks will require the individual there in person to open a account, however we have an arrangement with a bank that will open a bank account without having the travel to the USA i.e they will open from Australia.

    Hi there, sorry to hear about this, which building is it?

    Collins & Queen on Keilor Rd will settle next month so I assume that is it? be free to tell me the purchase price etc, but will be hard to nominate. There have no major issues with valuation in this building specifically if we have completed vals for finance for around 10 apartments and there are either on the purchase price or within 4% variation, there are valuers that are more favourable than others.

    Obviously I am making assumptions. Essendon still is ok from a supply perspective so you have a chance to resell – at a reasonable price.

    Hi there – great to hear the support for Footscray, I have been investing heavily in Footscray for years, more due to the fact that I am not distracted by the ‘stigma’ but understand the ‘revitalisation’ of Footscray and proximity to the CBD. In the last two years I have seen apartment prices increase significantly, land values increase and town houses appreciate all with a low vacancy rate.

    People have caught up to Footscray though, we have have a lot of Foreign investors buy at ‘Riverside’ – which is an awesome development also.

    I am looking outside Footscray also, have done quite a bit in Braybrook which I am happy with in regards to long term prospects.

    Hi Nat – would not touch Point Cook, lots of H&L and heavily promoted to the chinese. Not sure on units there.

    Still think there are better opportunities than Altona – is this PPOR or investment? look at Footscray.

    Hey there – see a broker first – determine your borrowing power and let that start the planning and develop a strategy. The accountant will help you from the tax perspective. After you have been through the broker, chat the property person or even better read up and have some fun finding your property. The “hunt” takes time, patience and knowledge, so have a go.

    Hi RP – at least your making a start. There are so many factors that impact capital growth and yield. Location is one of them. So which city are you looking at?

    Two cities I love are Melbourne and Brisbane. Happy to discuss if they are suitable for your strategy.

    Hi there –

    Depends on price, here are my thoughts:

    Development:
    Noble Park, Dandenong, Braybrook, Yarraville, Footscray, Sunshine

    Blackburn is a significantly more expensive suburb to purchase a site of 700 sqm +

    Frankston – no thanks for me.

    For a 700-1000sqm development – the price will vary in each suburb highlighted above, always consider proximity to public transport and schools.

    We just completed a development in Hawthorn East which was fantastic now looking for a reno in Hawthorn/ Kew…

    Hi Clint

    Not sure there is a oversupply of townhouses within 5km of Brisbane, however I will agree there may be a oversupply or potential oversupply of apartments in Brisbane Particularly West End and Fortitude Valley – I donot touch either of these. Apartments are comparable to Melbourne which when you consideration populations – is a real concern for me.

    For Townhouses, I look 5-10 km out of the city – try Chermside where we have a development of head out to Mitchelton or Nundah.

    What is a good investment? well it depends, really need to consider your strategy, i.e purchase price, borrowing power and time horizon of the investment.

    Hi there DJ,

    Happy to help you but sounds like you have had ‘advice’ – all SMSF loans must comply with the SIS ACt so the lender will be aware of the requirements and the structure will not be relevant to ASIC but will be to the ATO for SIS compliance.

    Perhaps provide some further information i.e. what concerns have been relayed so far?

    One day drop by my office and meet the developer – old bloke loves a beer. He relied on a verbal from a town planner to buy the site at crn of Middleborough and Cantebury, spent $3.5m then the town planner went on long service leave and back to square one, thousands of dollars on legals plus a 6-9 month delay and he got back to square one. The ol’days of ‘influencing’ a planner with a present or two are just gone.

    If you need a good draftsman let me know – we use one who is in Chaddy, knows how to design and use the space provided.Can’t reccomend an individual town planner for you but have a search and give them a call and see how ti feels for you.
