    If I was invited to this event or if any of my clients was invited, I would request that Premium Wealth disclose how they make their money? Usually through a commission from the property developer they are spruiking, a commission on the loan plus trail plus a margin on the SMSF admin. Generally, the commission on the sale can be up to 5% or amounts of $40k, which gives some perspective as to why they are luring people from all around Australia. 

    My challenge if you attend is try to leave without signing on the dotted line?

    If you were in Melbourne, i'd be on the phone to you immediately. Depending on the area, this has amazing potential, advertise them together on separate titles and be aware of easements.

    Do you have a license to carry a concealed weapon? you will need it as everyone else carry's one.

    Hey Nigel, your a fan of commercial, don't mind that. Are you obtaining finance in the states in a SMSF? if yes, shoot me an email please.

    Funny story, client rings me today (actually an experienced accountant), says Ivan, a firm called XXX Pty Ltd, I met them and they told me about the cheap property in Detroit and the amazing returns. Firstly I spat out my drink, then had an honest chat with the old fella. Please please don't anyone advertise Detroit, there is just nothing to advertise.

    I actually done this years ago (early 2000's) for a place I purchased in Esperance WA (Twilight Beach), suggest you check with the council, as this was not allowed in the area where I done it, however no harm as a friend had a large piece of land nearby which was a fantastic alternative.

    ASIC position on suitability? ha, every bank smells money, and the money is in SMSFs….that satisfies suitability for them.

    I had a credit officer at a leading bank ask me today to explain why a Custodian Trustee was on a contract of sale. I laughed at first, then called the head of credit to outline my concerns.

    G'day I-SMSF,

    There are a number of lenders with an existing policy such as above (1&2), one i'll name is Liberty.

    Re number 3, pretty much every lender is 80% for resi and 70% for commercial, I can't think of any who are not? what is the tighter LVR criteria spoken of?

    I really don't see the link to the ASIC scrutiny though? ASIC is cracking down on SMSF Property advertising without an AFSL.

    I don't use ING, however would be interested in anyone seeing tighter LVRs.

    Hi dev2ret,

    Welcome!

    15 metre frontage…..slim but 55m is good. I am not sure if there is a restriction, however, you can definitely get 3 descent size townhouses on there. However, your probably looking at 20 sq and not common driveway and turning circle which will limit the design as well as easements.

    Suggest you give the council a call to see whether there are limitations. We have done 2 townhouse developments in Surrey Hills, Burwood and Box Hill, Vermont, and Box Hill Sth however there were 30 sq townhouses. Currently building a stand alone house 40sq in Camberwell – the best yet!

    Once you get the design I can recommend a builder for a quote.

    PPOR – Hell yeah, but I use it to invest and grow. Top tax bracket – not telling you! Residential properties…..yes sir, always looking for the next opportunity inside and outside of super…..

    Exactly, I have ripped out the carpet of the beach house, bout 25 sqm. Replaced with awesome flooring. The property is split level, there are two 4 step stair cases.

    There is paint on the oak stairs and some glue.

    I have sanded all the paint off (pain in the butt) however, need to get the glue off. Anyone got ideas of how to get the glue off?

    Next I will buy the stainer.

    Once the stairs are done…..I'll do the front door.

    Suggest you get over the spam thing and move on. When I joined, I was not clear but now I am and can happily contribute to this wonderful forum. Promoting business 'above the line' is not allowed, below the line is. This site seems to be attacked daily by spammers usually be SEO freaks from India.

    Hi there Grace,

    NZ is becoming a real alternative for Australian investors. Finance is available from here or over there and no stamp duty (yay) or CGT. Factor that in with the relatively cheap prices (look at Auckland v Melbourne).

    I know a NZ broker based in Auckland and also can meet them here (in Melbourne). 

    Re finance, ANZ is relatively easy.

    As jac said you can find plenty….its a good situation….with my rental properties, I have been able to increase rent over the last 12 months by 5-10% depending on the area and demand.

    Obviously rental returns are impacted by the rental rate and the value. I'm not seeing a decrease in rent either in my portfolio or my clients portfolios.

    You can have an increase in value and a steady rental which is still a good situation.

    You can also find the 'right' pocket of Melbourne to invest in and get the right yield, ot in fact look outside the box and look at regional victoria, where you can obtain affordable property with an excellent yield. 

    Again, check the area, do your diligence and you will find the right formula for success……we are finding our clients are….
