Simon – <edit> – I know Atlanta fairly well and am not a promoter. The key to success is having a good team on the ground. Otherwise horror stories (which were described in a different post by have now been removed!!!) could occur.
You should still get some information from guys on the ground, Nigel who posted above is a reputable person who deals in the US as does the groovy Engelo who is up north.
Craig – you can call me anytime for information on US Invest. I will be happy to assist anyone with an objective opinion, most people who know me will know that if you ask a question, I provide a honest and objective answer.
KURN, yes you can, I actually done a TV interview on the topic (the Sydney Airport car parks). Car parks are a popular investment for SMSFs and its seen as a cheap way to enter the property market – that is a 12 sq mt piece of concrete that earns good yield over 5 years, but you need to consider other costs such as city levies, and the possibility that the space will be vacant. Don’t be blinded by ‘net’ yield, think what else you can do with $100k, I have a heap of strategies that our clients use to enter the property market with a similar balance.
I’ve been to Shanghai for about a week. I can sense the proud the citizen is having towards themselves. The problem is not they having such an attitude, it is the attitude they have towards non-Shanghainese. Do you feel that? What do you you think about that?
My partner is Shanghainese, all other chinese dislike Shanghainese, I can’t explain the reason but its cultural. Shaghainese are proud, but hilarious at the same time, seeing men carry their missus handbag is just messed up. My partner would never ask that.
When a go to a networking fcn, many chinese are cold towards my partner usually as she is shanghainese – feel so good when you see another shanghainese person that is a little more friendly. I love Shaghai….much like New York….
Bunch of savages they are who continue their unethical practices on a daily basis. They are lawyer’d up to the teeth and generally property is unregulated, unless its SMSF where you have recourse.
If its SMSF let me know, and i’ll get you ill be able to assist. You can reach out to me direct.
In the long run, properties in Bali will continue to rise.
The only concern is terrorists might use Bali to launch their attacks to foreigners.
If that’s the case, it will be a sharp V curve, price drops quickly and rise quickly again.
If you are interested in buying land in Indonesia, you can PM me for details.
Hi there, why do you think bali properties will contrinue to rise?
IS there a current terrorist threat in Bali? As i’m heading there for a wedding next week.
Hi there, echo the comments above, a qualified review of the contract is required by a qualified solicitor/ conveyancer in your state, i.e Terry if you are in NSW.
There can be so many hidden surprises that if you are new to property you can easily miss with the developer/ agent saying ‘its a standard contract.’
I always look for the special clause.
Get out while you can, step back do a wee-bit more research and make the right decision.
Ivan you and I should talk about smsf for us Property
I believe a post of mine was deleted for ‘advertising’ interesting – certainly not advertising….when I believe I said I would provide info on an organisation that was asked about by Craig….

Is there any Financial Institution that can lend against Investment Properties in USA?
As Tezza said – no Australian institution will that I am aware of however there are US lenders that will lend to Aussies. We do the SMSF side which is quite complex, however you can buy in your personal name and get a loan from a US lender too….
Hi Kev, I can speak for SMSF – and that is a no – however, we have lenders in the states that will lend to SMSF – thats a real big step given the relaxation of credit in the States recently. The structure is complex to be a complying smsf, however we have it covered luckily which is great for aussie SMSF investors wanting to take advantage of cheap as chips real estate in the states and being able to finace at 50-60%…..
Open ended question and really depends – for me I’d use it for a deposit and fund a new development – but that is me. Really depends on the source and the strategy, no strategy and you may be better heading to crown and betting on black?
