Hey there – see a broker first – determine your borrowing power and let that start the planning and develop a strategy. The accountant will help you from the tax perspective. After you have been through the broker, chat the property person or even better read up and have some fun finding your property. The “hunt” takes time, patience and…[Read more]

Hi RP – at least your making a start. There are so many factors that impact capital growth and yield. Location is one of them. So which city are you looking at?

Two cities I love are Melbourne and Brisbane. Happy to discuss if they are suitable for your strategy.

    Couple of tips:
    1. Search the forum before posting https://www.propertyinvesting.com/topic/4995222-new-investors-yale-property-solutions/
    2. don’t use your real name (I assume it is an alias)

  • Redwood replied to the topic Thoughts on good suburbs to buy in melbourne? in the forum Help Needed! 9 years, 5 months ago

    Hi there –

Depends on price, here are my thoughts:

    Development:
Noble Park, Dandenong, Braybrook, Yarraville, Footscray, Sunshine

Blackburn is a significantly more expensive suburb to purchase a site of 700 sqm +

Frankston – no thanks for me.

For a 700-1000sqm development – the price will vary in each suburb highlighted above, always…[Read more]

    Hi Clint

Not sure there is a oversupply of townhouses within 5km of Brisbane, however I will agree there may be a oversupply or potential oversupply of apartments in Brisbane Particularly West End and Fortitude Valley – I donot touch either of these. Apartments are comparable to Melbourne which when you consideration populations – is a real…[Read more]

  • Redwood replied to the topic Buying Hotel -Motel and Residents in SMSF in the forum Help Needed! 9 years, 5 months ago

    Hi there DJ,

Happy to help you but sounds like you have had ‘advice’ – all SMSF loans must comply with the SIS ACt so the lender will be aware of the requirements and the structure will not be relevant to ASIC but will be to the ATO for SIS compliance.

Perhaps provide some further information i.e. what concerns have been relayed so far?

    Cheers Ivan

  • Redwood replied to the topic How to choose surveyor/town planner etc.? in the forum Help Needed! 9 years, 5 months ago

One day drop by my office and meet the developer – old bloke loves a beer. He relied on a verbal from a town planner to buy the site at crn of Middleborough and Cantebury, spent $3.5m then the town planner went on long service leave and back to square one, thousands of dollars on legals plus a 6-9 month delay and he got back to square one. The…[Read more]

Whitehorse is a pain in the bottom – be sure to engage someone with real experience in the area, and if a town planner makes a verbal commitment, make them put in on paper….otherwise it can get messy.

    All the best Cheers Ivan

  • Redwood replied to the topic Use of SMSF to buy Property outright in the forum General Property 9 years, 5 months ago

Hi JDL – A SMSF property should provide a 4.5% yield to be viable for resi property with a borrowing (but you mention buying property in full) – anything less is a no-go (in my opinion).

You should have a diversified portfolio yes – but there a number of considerations to determine the right property, a 3% yield is a key indicator that the…[Read more]
