    So As soon as you start making a profit you sell ? Imagine if you ran a business like that and that’s what Investings all about.. And some people are actually happy when they get a raise..Trish must find this funny as they would then have to pay more Tax..

    A friend i knew did this, after many many years of – gearing his IP became positively geared, so he sold it, put money into his PPOR, now…no IP’s 7 yrs later

    Not my strategy..

    Agree here with Melbear Chan$..

    It’s worked out on a pro-rata basis, don’t forget the CG tax would be amatised and the inflation is considered isn’t it over that period ?

    Or look at establishing a ‘Trust’.. so the trust owns the IP’s..

    Hey found some of my old books cleaning out the shed today..

    Jan Somers Building Wealth through Investment Property ( bought it in 1992 when it first came out )

    In the inside cover i had listed

    First IP ( the one above in this post )
    value in 1991 $69 500
    1994 $80 000

    Next IP South Perth
    1994 $100 000
    sold for approx $110 000
    *value now* $200 000

    First block of land Waikiki-Rockingham( sold it for $40k same year )
    1993 $35 000
    *now worth approx* $100 000

    2nd block of land Broome ( sold it for $57k same year )
    1994 $40 000

    1996 $100 000
    Now $190 000+

    Was funny to read this, looking back and thinking of the deals..

    Not going to get involverd in this one other than to say Still In School has been consistent with his post’s…

    Ages ago he mentioned about his mum going garuantor, also that he worked for the period he stated, at 2 jobs, and he’s given brief run downs on his Offset Gearing principles, little by little he gives more info..as of late he’s been discussing IRR..

    As to the validity..hang on, i said i wasn’t going to get involved [thumbsupanim][thumbsupanim]

    I always new this effect to be the ‘RIPPLE EFFECT’ as described here regarding property prices going up in one area, be it inner city or a new/large developement or new infrastructure going up, this affected prices in the immediate area, which slowly caused neighbouring suburbs to increase in value, and so on and so forth..

    As for S.i.S ‘Domino Effect’.. sorry no help, but curious also[blink]

    I’ve thought ‘Laterally before..thinking Linear ??’ HELP….

    You only get this if you ‘sell’ the PPOR however, if you don’t sell it , the CGT benefit is not worth anything.. there are strong cases for renting Vs living in PPOR.

    All comes down to individual preference, we’re in a 3 bedroom place, i’d love to ‘rent’ something bigger ( 4 Bedroom or so ) however can’t convince the ‘Boss‘..[biggrin]

    If so contact other agents within your organisation.

    As I said before ‘google’ your request’s..i.e – type in Adelaide population trends, then have a look at economic and associated trends, property prices and rentals in the areas…

    If it was as easy as just buying + Geared properties I’d be Catching up to Still-in -School ( ha ha .. not really ), seriously, you do have to research and buy well, for your piece of mind also..

    Red Dot’s still selling thier Split-system airconditioners V-Cheap, think they reduced the price $200..

    So the cheapest, is about $400 + Instalation and the units motors are Fujitsu and Hitachi made..

    In our Current PPOR we have a Ducted airconditioning unit, i’ve never had one prior ( we needed the refrigerated ones in Broome, WA on a hot day ) and i don’t think i’d have one again, for the price of the units and thier ability…i’m just not a fan ! (*pun*)

    I’d definetly put the deal to your tenants though, if thats the only reason thier leaving, a rental increase could be justified and they may sign a longer lease agreement.. in marketing it’s easier to retain a good customer, than to source a new one..

    Bec, you’re an AGENT! Surely, with all due respect, you’d know how to do some property research. Wouldn’t you have your hands on recent sales all over the place, and the kinds of stuff mere mortals like me only dream of? Wouldn’t you and other agents whisper about deals in Australia in the office? I just don’t understand- real estate is your niche, your bread and butter. Agents are probably some of the best-informed citizens to know about all aspects of RE.
