    Credit Cards i believe can be an invaluable investing tool, but they’re just a tool, use them as such..wisely [buz2]

    LOC with Bad usage of CC can get you in trouble, used wiselly they ‘speed’ up your debt repayment [thumbsupanim]

    If you cant use wisely..give them the chop! [medieval]

    I visited Collie many many months back, and you’re spot on !

    The real estate agent in town cottoned onto + geared IP’s and even started advertising as such, prices started creeping up, locals ( tenants ) even selling and buying in another area ( new ) of town..

    No work in the area for the youth, a local i spoke to was selling due to increased prices and moving out so his daughter could find a job..

    agree with Steve re: spending time talking to the locals..

    Breakingout..

    Are these managed complex’s ?? as i see these types as being a cash-cow retirement fund for the developers/on-site caretakers who set themselves up to run the IP’s for you, plus costs etc, they clean, manage, organise tenants, repairs etc ..

    All that said..

    I have a friend who purchases only units/apartments and has 8 so far his partner has 3 and they manage and source tenants themselves.

    These properties are usually cheaper than houses ( due to land content ), he says easier to rent, no gardening problems etc..

    Ultimately, it’s what best suits you..

    I even went and saw one of Margarets Financial Advisers ( Tier 2 F/Adviser- Property ) not an overall Financial Adviser, the initial cost was approx $2700,to review your affairs etc, for me i’d want to recoup that loss ‘plus’ reasonably quickly. In an older post here someone added a link to some of Margarets Properties, mainly Apartments or retirement villages from my recollection..not my cup of tea

    Just a note re IQ test’s, my Father used to do a few of them with his work..he stated that IQ test’s just make you better at taking IQ test’s [biggrin] his score kept getting better ..[blink]

    Setting up and sourcing good deals in Country areas…

    Easiest answer is to put yourself in the other persons shoes, if you lived in a country area, how would you sell, why etc ??

    Answer this and you’ll answer a lot of your questions..i.e would you reply to a letter drop from a R/E agent or a private party ? or just chuck it in the bin..??

    Agree with Derek and Zeffix, like i said, depreciation is still to be considered, go to your accountant armed with as much info as you can, i’m still learning as i go along and always will be..[biggrin]

    Speak to Bear1964 or Westan and make sure you have appropriate spotters paperwork to cover yourself.

    Just goes to show, growth has occured in a lot of areas over the last 2 yrs, and that a lot of people, particularly the elderly, do not know the true value of thier homes..

    Remember, you may not be experiencing Huge capital growth, but, what with your country IP’s being + geared you should be repaying your loan quicker , plus your contributions etc..

    Thereby achieving Eqyuity m8, this..will help you in achieving a strong base for further acquisitions, with a mixture of – and + geared IP’s you should achieve a strong balance, granted you’ll hit a time when you may have to slow down and re-avalueate, look at Brenda Irwins story, she took stock of portfolio and sold of the poorer performing assets and continued on..

    Don’t forget you are putting down only a percentage of the asking price ( your deposit ) you also have three people paying your IP off, the Taxman, you and the tenant..

    You know leaving the money in the bank on a savings account is a ‘waste’, have a look at Dolf Deroos book..
    and then ask why property..
