Guess you ( along with most of us ) have to figure out what gave you that initial *spurt* of energy in the first place, nearly everyone i know is guilty of ‘complacency’ at some stage, then through one means or another you get a burst of energy and motivation again.. Thats why so many people use personal trainers or take a ‘buddy’ to the gym, it’s easier when you have a commitment.
Work and Family pressures *bog* a lot of us down..i know- it happens to me, never enough hours in the day and time seems to fly

As has been stated before, you need to look at these deals on a stand-alone basis..not just with the hard won Equity of your PPOR involved, as without that Equity the Banks wouldn’t have proceeded with the Loan.. Banks Greedy ? sounds like the Good ol’ Days [baaa]
I do recall these GC excursions getting airplay a long time ago and ‘which banks’ involvement with some of the deals also, you do have to feel sorry for some of the older people ‘suckered’ into deals though, trust is something that should not be given lightly with your hard won After Tax $’s

Agree.. Your search for + Geared IP’s in Perth will be pretty fruitless, you have to go regional, cheapest i’ve come across in WA was $12k, however.. would you want to buy it [blink]
Not me- very, very small town, very remote inland location ( *blink* and you’ve driven through the place ).So researching the areas ( due dilligence ) is paramount, ‘guard’ your investment dollars and choose well..

1983 and now it’s 2004 and at 200 000km, that makes about 9 523kms a year…!
look for around 5000km a year average, and at 200 000 the value has wella nd truely dropped out of it, the price should go south after 200 000km

I use IO on my IP’s at the moment..
Why ?The payment is less, meaning more available ca$h to go into our PPOR, and repayment ability on IP’s is eased, i owe $80k now and in 5 yrs time i still owe $80k, but the IP may be worth $130k.Also the interest is the Tax deductible portion, at this stage i want to reduce my ‘non’ deductible debt ( PPOR ) I’m not to concerned at the moment about paying off the principle of my loan, possibly i’ll reduce the loan amount when i re-finance in 4yrs
Note– My IP’s initially – geared, due to “growth” recently and good rental ability, they are + geared..

Why not enter into the shallow end of the pool ?
Go for something not to expensive, and achievable, overcoming your fear of investing, especially at a later age where more is at stake is understandable, however reconcile yourself with the fact that even a mediocre purchase will gain value over time..
Assets + Time = Wealth
You could even get into Property through a listed property trust, adding to it weekly/fortnightly, before taking a bigger plunge..
After you get over your ‘fear’ of purchasing, be prepared for buyers remorse.. “did i do the right thing, did i buy in the right area, are interest rates going to rise, what if my tenants leave -or the sky falls on my head”.. a little fear is good, it keeps things in perspective..[buz2]

At the very least… get your PM to get 3 competitive quotes on the item, plus installation, if your a fair way out ( rural ) may be travel as well
