Speaking to a REA, he wasn’t happy, stated that majority of his prospective buyers who are FHO are waiting for July 1, he thinks Prices will move upwards, and was cautioning ‘not to wait’,however, i think he was just trying to do the right thing by his vendor and trying to get the property sold.[biggrin]
Then reading in the paper, according to REIWA the market has slowed due to FHOG stamp Duty and July 1 date and they expect more activity come July, of note was there are many more properties on the market now too..

Count The Currency With This Online Positive Cashflow CalculatorWorked in Coolbelup for a company, some areas not to crash hot, shopping centre had Big sign at checkout regarding taking food vouchers etc only to be used for food ( no Grog or cash refunds i guess ), the Bottleshop and video store were the best money earners, and busy.
The newsagency/post office had been held up a few times..again, not my cuppa..then again.. ya never know how things will go[blink] and possibly, the area has it’s ‘better’ streets.

Armadale and Gosnells both have lower than normal vacancy rates for Perth also, however i’m still hesitant to buy there, but that’s more emotional than financial reasoning..guess i’ll have to get over that…[eh]
Agree with DD on the Kwinana comment, have a look at prices near Orelia etc.. again not my choice of Suburb, yet these areas have done well over the last couple of years ( will it continue ? ) also will be interesting re FHOG Stamp Duty reductions in WA and what that will do to the market..Hmmmmmmmmmmmmmmm

Count The Currency With This Online Positive Cashflow CalculatorWe gave our tenants movie tickets ( doubles ) for X-mas, i agree with DD and depreciator though and keep things “At Arms Length”..some people mistake Kindness for Weakness.
If i had a tenant who was a MAD gardener, i’d definetly assist as depreciator did, it’s benefical to me in the long run, and makes the house a home, for the tenant.
It’s a symbiotic relationship..
I prefer fixed term leases ( 6-12 Months )rather than periodical also..gives both myself and the tenant some sense of security..
Point taken about the Property Managers..they’ll get movie tickets now too..

I believe it’s a great idea if done correctly, the principles are great.. as long as no problems occur ( as they occasionaly do )
