    Hi Kay…

    420 000 per year is about $384.00 per week
    $30 000 per year is about $576.00 per week

    Take food, fuel, vehicle registration, rates etc, medical out and it looks bad, then what if you still have kids..plans to travel, accessing your ‘not-so-super’.

    Heck- how about if you were stuck down with an illness now…are you ‘covered’, how about if you ‘dropped off the perch’, would your family cope…

    it’s an Australian tradition, to use the smallest room in the house[biggrin]

    Actually, i read mainly at lunch or when i’m going to sleep..use Audio CD’s in the car when driving..

    and now, recovering from an operation, it’s a great time….

    funnily enough…

    i read the same books..Jan Somers when it first came out ( was it 1986?)….i’ll go look

    No i bought it in 1992, and bought my first IP in 1991 for $69’500

    and i “loved’ Noel’s books and still get his newsletter, i’ve boughtall of Noels books and even bought the retirement one for my father and father -in-law when they decided to retire..

    Noel WHITTAKER put me onto The RichestMan in Babylon and ‘many’ others..
    i’ve bought approximately 20 copies of “The Richest man in Babylon” and given away to friends as presents.

    i still have my copy of Think and Grow rich..and several others on Peters list

    i recommend also “Maximum Achievement ‘ by Brian Tracy and “As a Man Thinketh” ( approx 100 yr old book..very good) “Wealth Wizard” by Mark Bouris(?) of wizard Home loans and Highly recommend Steve’s book “From 0-130 properties in 3.5yrs’..have you read it Peter??? you should if you haven’t..

    However, i guess i ‘never’ got as much out of the books as Peter did ( our comparitive net worths are miles apart ) and i’m now learning a lot from Peter’s CD’s and his books..so i guess it’s what you take ‘out’ of what you learn, remember it’s not ” Knowledge is Power, but rather-Applied Knowledge is Power”

    show an interest in invsting to your RE principal, ask for help from your work-mates, supprisingly, people are happy to offer advice and help (look at this forum)

    read “The Richest man in Babylon”…a “must” read for any investor.

    And get friendly with a mortgage broker..

    Agree with a lot of what you said also mini…
    my 2c.. read and absorb what you can from ‘everyone’, form a strategy that ‘suits’ you.

    And build a network of friends that you can ‘bounce’ ideas and experiences with, everyone has different strengths, weaknesses, knowledge and experiences..utilise them

    this forum is a great place to meetlike-minded investors and gather knowledge..

    Finished peter’s book and enjoyed it immensely, i recommend it..

    Even if your + geared focused i recommend it for some of the property information contained within.

    Peter- send another cheque Melbear and Jet$ way…

    SiS..I still like the balance offset gearing offers, some rural ip’s are great for me depending on location..

    with + gearing IP’s you may have to find one or two places you like and feel comfortable with, then, become an expert on them..

    just remember rural ip’s will in most cases have lower capital growth and may be a bit riskier, depending on many many things, such as resources,employment etc..

    however the positive is rents are usually higher for the price paid..

    rental return is worked out

    ex- $120per wk rent on a $100 000 IP = 6.2%RENT RETURN

    $120×52=$6240 / $100 000 = 0.062 x 100 = 6.2%

    see jaffasofts site and start ‘playing’ with the figures on properties you like..

    Gosnells also has a great ‘vacancy rate’.

    Glad you’ve done well with the area, still can’t get myself to buy there though, doesn’t fit my criteria [fear]

    have you spent some time driving around the area ?

    or just searching on the net/ looking through the papers ?

    If you have- bonus, you’ve done more than most and probaly are beginning to get a ‘feel’for the area and whats happening.

    Peter is also into shares as well as property, Steve has also mentioned he has used Marketmad…

    Individual strategies depend on individual circumstances, i believe it’s like advice..listen to everyone and take whats usefull to you.

    If the economic climate changes i.e Interest rates rise etc, well then you have to re-evaluate your strategies slightly. Me i believe in a ‘balanced approach’.(think SiS’s Offset Gearing)

    Peter’s not into + geared rural IP’s and Steve has made a fortune from them ??

    Conversely Peter believes in – Gearing and Growth, amongst other things, and he’s made a fortune from that ??
