As for the Terror-mites, don’t worry unless there in the house itself, have a friend who owns a Pest Company and you’d be suprised how many termites are around, they love the damp soil also, plus, you can always have a termite free yard and two weeks later, thier there…don’t let a great deal hinge on termites in the bush..

There are IP’s available around these areas for your price range. Joondalup has a lot happening especially with the UNI, and in OCT the rail will be through to Clarkson.
Unless your putting in a large deposit your yield will be low..

Not much yard, however there are parks nearby..
Guess it all comes down to the deals themselves.. your yield and potential for getting tenants( i wouldn’t buy in a complex of 120 )and potential for capital growth..
does anyone have a mixture of units and houses/ cheap or expensive…

I still use jaffa’s software to check out the finer details, and when out and about i’m lucky- i have a PDA and can use the notesand calculator function, i love going to the shops with my wife..nearly everyshop hasone or two REA, plus a bookstore- keeps me occupied.

I remember Dick Smith wanting to set up a Uni Scholarship, and thelucky person had thier fees paid , but had to wear Dick Smith logo’s, a car would be provided complete with logo..but all got knocked back by the uni.
some Real estate vehicles in our area look like touring cars with thier logo’s etc.
I think the company you talked about set up a GPS orsuch in our vehicle and you have to ravel acetain amount of K’s each week, to make sure logo’s are visible..

As a Property Investor i love my Capital Growth and increased income( helps me to further purchase Property) so peter’s Ideas ofpurchasing Quality Property Trusts combining income and CG, as well as his strategy of buying quality Growth shares appeals to me also..
Even + Geared or Nuetrally Geared IP’s i look at, i look for the potential of Growth. I prefer areas within easy acess of water..be it the rivers or the ocean.

If it was me i’d investigate the L.O.Credit loan, although i believe that some of the Offset Accounts are now just as good,you sound confused (Courtesy of the Bank) re your loan..
Best bet IMHO is to speak with a mortgage broker re: your options.Getting it all right at the beginning will save you down the track, work out what our strategy is, what do you want to do with the extra $100k ? What are your Goals….

To me reading is magic. For thirty bucks you can get all the wisdom of an author that has taken them years to collect and apply. And even the self-published and ‘opportunistic’ books have something to offer.
I figure it would take me years of trial and error to get the same knowledge.
My books have more content than I can cover in a 2 day seminar.
When I was first starting out I couldn’t even afford the books and I certainly couldn’t afford seminars but I could afford a $2 library card and a whole world was opened up to me sitting there at the back of public libraries that I never knew existed.

I can’t afford your seminars or membership to your Wealth Club, however, i’ve enjoyed your books and other material and it’s given me a lot to think about re: Overall Strategy.
Forums such as these where everyone can dispense information and impart knowledge are great..and Steve is a ‘Champion’ for making this one available to us..
The cheapest internet access is about $10 p/mth and you can pick up 2nd hand PC’s Cheap. Forums such as this and JanSomers, real estate sites such as property.com.au and realestate.com.au make things ‘much’ easier..
Don’t write your next book too soon as I’m re-reading this one [grad]
PS- i’ll be ringing up soon for copy of “Success Stories”, i find it motivational reading about others successes (Ordinary Mllionaires was also a good read)
