    Kay..

What do you mean by If IR’s do rise, it will allow, for example, first home buyers to afford a house, meaning there’ll still be markets of buyers- fewer investors, more FHO’s… comme ci, comme ca.

I would’ve thought any rise would subdue the market slightly including FHOG buyers?

    Hi PK

Went to the show, was still reasonably quiet on Sat also, though it picked up around midday

met Steve and Brent also, listened to Steve speak and Margaret Lomas, which was great.

Steve spoke about “Multiplication by Division” which we’ve all recieved via e-mail before, however it was great to hear him talk about it, and present it in Powerpoint format the size of a house. He actually has a good sense of humour.[biggrin]

The InvestorIQ stand was great (free minties too)www.investoriq.com.au i picked up “Smart Kids Make Money” the system that teaches kids smart money management ( a WA developed system)for my six year old, as he’s now into ‘pocket money’ and has a ‘spending’ and ‘saving’ piggy bank at home, plus he loves playing shop.

This is a great money box system (they threw in free gold chocolate coins for him), have a look at http://www.monedbox.com it also comes with a CD-ROM accounting system for the kids.

Dale Gilhams talk on how to beat the managed funds by 20% was interesting, once again showing how poorly your super fund manager is doing.

I talked to the Investors Club, which seemed OK untill the guy next to me said he had started up a “seminar business” and would they be interested, the guy from the IC talking to me said ‘yes’, excused himself and took the guy away for a chat about it? so i moved on…

http://www.investorcentre.com.au had the IC-Investor Charting software on show which looked impressive and attracted attention from share traders.

also listened to the trading edge stockmarket groups talk, again interesting.

picked up some great booklets from the ATO and DOCEP

went to ……..’s stall where i overheard a young family say they had 1 child and another due soon, they had large equity but no cash flow. One of the advisers asked what the property was worth, the young mother said $500 000 and they owed $280 000 , they were on one wage didn’t have much spare cash due to the loan and had the baby due, but they wanted to invest.

The adviser suggested he could help and gave them a card ( the fee for them to sort out your finances and re-structure your loans is about $2’700.00, once off fee)..not for me.

It’s worth going, you’ll learn a lot and see a lot, my advice – park in the city,or a train station and catch the Blue Cat to the convention centre..it’s WAY cheaper, lucky i was pre-warned.

by the way a bottle of coke was about $3.50and a pie $4.50, fish and chips $7.50 and about $6.00 for a ham and salad roll…it’s the money show, make sure you take some..

Met an agent, hes new in town, looked at a couple of properties, both overpriced. He did the trial close… “so waddya think, you interested in either of them?”
I told them they didn’t stack up as for me an investor…the rent return was not there.

He said “whats wrong with the rent return…ALL the properties in this town a positive geared….the rents greater than the interest on the loan so its positive geared”…..HUH ????

Rent vs interest is now the determining factor???

I suggested to him that the more common approach was to use rent return on asking price to determine the YIELD.
But he said he always used rent vs interest cost..and had never heard of my method.

I thanked him and left …quickly….

He is trying to resurrect a run down agency..I reckon 6 months max at it will all be over.

    Hey KP..

Ask him what about ‘holding costs’of rates etc..would soon make it -[biggrin]

    Yep…

decide what type of investor you want to be a property trader, speculator, wrapper, developer, renovator or buy and hold?

Are you looking at – gearing or + gearing?

I believe you should find a strategy that suits you ‘and’ you feel comfortable with..investigate it, do your sums and ‘do something’..you can work out all kinds of scenarios on paper and look at the figures…costs you nothing..

The important ones for me- when i was a tenant

Storage (house or caport/shed, everyone ‘accumalates stuff’)

Security (of house, vehicle and shed items)

    Warmth in winter

    Cool in Summer

    Low maintenence garden

Good lighting, not dark and gloomy

And…a good stove/ oven in the kitchen.

Throw in some good neighbours..and i’m happy [biggrin]

Ask yourself…if it didn’t sell soon after being completed, what would you do?
    rent it?
    move in yoursef?
How much would you take for it?

Go into the deal knowing what you want to come out with and look at ‘all’ your options, look at what you’ll pay in CGT with sale also (your only holding for ‘under’ a year), plus buying cost’s.

If it all looks good and you have a plan your happy with then….[biggrin]

    Helmut..

For my 2c i’s a great ‘ob’ for te people who have bought the managing rights to the complex, at one i looked at,they charge you to clean after every tenan (even if it’s you) new linen every year, new this and that, they hoose and sometimes ahve deals going with handymen for repairs..it’s all incestious to me.

But then again, i don’t own one so can’t offer any ‘real’ eperience.

Check out all the pro’s and con’s….

I’m sticking to books and such for a while.. for $3000, $5000 or $10 0000 i want the seminar presenter to take me out, drive around with me, help me buy the right property , add value to it, re-structure my finances, and do it all again two or three times so i’m clear about it..

but hey, i’m just slow picking things up [biggrin] so untill ‘m better placed, i’m sticking with books and the forum.

Will i ever go to a seminar..yep, one day.

PS- does going to the money show to see Steve count?

I wouldn’t make it a point of going out and taking the piss out of agents yack (they can go the toilet themselves)

as you go outa nd about, you build a relationship with agents in the area. the agent you piss off today may harm you in the future..

In saying that, i have hadan agent say to me, “It’s a great property” and i’ve replied with “why?” and the such, giving them a harder than normal time for two reasons.

1- To get real answers, not just the ‘blurb’ or sales pitch.

2- to let them know i’m serious, i’m not there to waste there time or mine, by the time i’m looking at properties, i’ve researched the area.

I think Yack is alluding to the fact that Sons of Gwalia are in ‘voluntary Administration’ ( as of last monday)

    PeterP..

How’s it going, long time no see[thumbsup2] Francois, peter ‘does’ know about Kal and the area for investing purposes.

And therein lay’s the problem’s also..

there are some great builders and some cr*p builders, even within companies..depends on which team you get.there are guy’s who were brickies labourers calling themselves brickies now and each occupation has it’s shoddy worker’s (even mine [biggrin])

Wayne, if someone like Slumlord has contacts or if you get a good team, ‘stick’ with them.

Remember though, it’s all easy in a ‘rising market’, though i expect WA still has potential [thumbsupanim]

    Wish you all the best[thumbsup2]
