    I’m surprised that after 7 Months you haven’t found anything yet?

    I purchased about 7 Months ago, get about a 6.7% return after letting it as a fully furnished poperty and have had about $70k Capital Growth on the IP, the rent is due to go up in 4-5 Months as well.

    I think it costs me about $9.26 per week to hold after all cash, tax, depreciation etc is taken into account

    Heres a Managed Funds Link..just remember when researching them and looking for income funds that “Past performance is not an indicator of Future performance etc “

    An Offset A/c Sounds the best option if you want to have your cake(savings) and still eat it later, I wouldn’t service debt with debt at this stage

    Would an Offest Account on your IP Loan be better than an On-Line account Simon?

    We dont have a PPoR, so can’t use it for non-deductible debt anyhow…….

    I would’ve been of the opinion that if you sold the property to the trust and then rented back again it would be seen as being set up to avoid tax as well as costing you money to “sell” it to the Trust?

    If you are looking atdoing H&L packages and other strategies then purchasing through a Trust is a great move for its Asset Protection, Estate and Retirement Planning and flexibility.

    We worth talking to someone well versed in these structures for IP’s if you decide to go ahead

    We have several in individual and joint names and also hold and plan to acquire additional in a HDT as it suits our strategy

    Do you mean sellling the PPoR to the Trust and then renting it from the Trust yourself as well as using the equity to fund H&L Packages or similar?

    WA is still BOOMING and the NT seems to be chugging along strongly in Darwin as well..this news Surprised me though re MT ISA and BANANA..

    Meanwhile in Northern Queensland there has been a surge in house prices, particularly in mineral rich regions which has fuelled the current property boom in areas such as Mt Isa and the Banana Shire which recorded a 51.2% increase in median property values in the last 12 months.

    The REIQ recently released figures showing a disparity in property value increases in the various government areas. While some had massive growth, others reported falling property values – especially all 3 local government areas on the Sunshine Coast.

    REViQ is worth a look and you can get a trial copy, but I’d go with PIA from Somersoft (you can download a trial version as well)..dont know much about I.D.

    Fees are increasing, markedly in some cases..see below (from a year or more ago..Needless to say this didn’t happen, we negotiated and got the pen out, how many people that received these increases wouldn’t have though I wondered)

    Letting fee-
    From 8.5% to 9.35%

    Fixed letting fee for each new tenant-
    From N/A to 2 weeks rent +GST (less 1 week if paid by tenant)

    Management fee-
    From 8.5% to 9.35%

    Property condition report-
    From $60 to $80

    Final bond inspection-
    From $38.50 to $65

    Inventory reports-
    From Nil to ?by negotiation?

    Routine inspections-
    From $38.50 to $45

    Court Attendances-
    From Nil to $99 p/hr

    Postage and Petties-
    From $5.50 p/mth to $5.50 p/mth (same)

    Meeting attendances-
    From Nil to $99 p/hr

    Advertising-
    From ?as applicable? (?) to $60 p/wk max when letting IP

    looks pretty standard to me in our state where we pay a premuim for……….?

    Sorry, can’t think why we pay so much..

    Check that 8.8% doesn’t then include GST..because the standard rip off, I mean fee is about 9.35% in WA

    We’ve negotiated most to 8.5% though andhave gone through the fee’s structures with a biro of late and reducing the associated costs..

    There is a great post i put on this forum somewhere with all the WA fee’s

    I agree Foundation it will be interesting to see how Navra Funds perform in a decling market and a bear market..if its decling and voliatile then it should perform “very” well..if its flat lining then I cant see it doing very well AT ALL, however the chance of all the stocks held flatlining would be slim wouldn’t it?

    From memory the Divorce Rate in Australia is at about 52% at the moment so you’re not the Lone Ranger.

    I believe there are more benefits than not in getting a schedule done ASAP;I use Scott from this forum and http://www.depreciator.com.au .

    On the other sideof the coin I have met an investor who prefers not to get a depreciation schedule done due to the reasons tools stated..however, in that time you may have had to replace items such as curtains, carpets, air-conditioning etc..its like not getting an ITWV done because you want your tax refund at the end of the year and in one lump sum..in that case you basically give the Government an Interest Free loan

    If that Trust also holds other Properties or is then used to acquire additional properties that would also strengthen the case as it would show intent would it not?

    In Australia you pretty much have to pay yourself Second in the majority of cases – TaxMan comes First ;o)

    However, Second is still a pretty good place and you can do a lot to improve your position……

    You need to keep accurate minutes of meetings etc as well..

    Not sure if there’s some kind of checklist available though to ensure you keep all your ducks lined up?

    Kal has a transient and declining population, many workers fly-in, fly-out, there are a lot of older properties there as well..

    having said that, the place is “busy” again as was so during the last boom..I believe Mark HAY has a project underway there and during some periods of the year you “cannot” find accomodation (like now..Kalgoorlie Race Round is on..

    Cant say there’s a lot of new developments going on from what i’ve seen;though as with most of WA its experienced some great CG.

    Afriend recently sold his +CF Kal IP’s to invest in new projects in Mandurah..though I know of others who still hold thier Kal IP’s and are happy with the CG and +CF they’ve received

    As for the future…?

    And as for me..I’m in Ellenbrook WA and No not going to the Aspire weekend; wouldbe nice but dont have the time at the moment
