The LOC and using a CC is great ‘if’ you can budget.
MortgageFree Australia promotes this as well as does Destiny Financial. I’ve seen the green line presentation, however, we already had our loans structured this way..
We use another banks CC linked to our loan (better rewards) and save our ‘point’s’ for X-Mas gifts for the kids, CC is paid out monthly (no interest)our bank would’ve given us a CC without fees, however the scheme of another bank was better at the time rewards wise..
When i met my wife i convinced her to consolidate her debts onto her house loan, now an IP and saved $’s.
Glad Financial Advisers now have to start disclosing fees and commisions, i believe they have taken over from “Insurance Salesmen” and need to clean up the industry, many a pensioner would agree..
Not saying all are like that, as a good financial adviser would be a bonus, however, how, apart from word of mouth do you find a good F.A?

decreasing your non-deductible debt as fast as possible is the way for me (and as i have a L.O.C the funds are available to me for further investing or an emergency if i need them).
When the IO loan is due in 5 yrs the i’ll re-evaluate my needs at the time.

The last thing you’d want to do is ‘source’ an IP for a client that turns into a big problem (as they say, nothings a problem till its a problem).
As for DD’s post, i agree i’d prefer doing business with someone who also holds IP’s (hopefully in the area they’re recommending- a la Westan, DD and Mini)this way, again hopefully, they’ve made good contacts and gone through the whole process several times prior.

I had contacted Mobile Mortgage and advised him of the companies name and the fact i was ‘unsure’ of the conditions, but, that i would request ‘more information’…
Not looking at a new loan at the moment, however i found the rate interesting to say the least..

My PM’s pointed out this incident and asked if we wanted an inspection ($’s for them)of the glass in the shower area.
I pointed out we didn’t have any in that property!
As part of a massive mail-out to all thier clients, i wonder how much extra ca$h they raked in from that? They offered to have it replaced if need be from a contractor they had organised..
It came across as an excuse for making money as they didn’t even check whether the IP had a glass shower screen.

You are who you are because of all you’ve been through, good and bad..
Agree i would’ve started earlier as well, i remember my father telling me to get a house ASAP, then i could travel (rent the house out)etc, as i’d always have somewhere to come back to!
I did it the other way traveled etc and then a year after i came back bought a IP.
There is a ‘wealth’ of knowledge and knowledgeable people out there nowadays that just weren’t around when i was younger..
I had an idea of 4-5 of us putting in a deposit then $50 p/wk to purchase an IP, then with the rent etc we could pay it off quick, buy the next one etc.. i worked with guy’s who were in the same sitaution, earning good money and keen, however we had no idea how to structure it..still didn’t untill Melbear explained Unit Trusts…
Wish i knew that back then..Hindsight is a great thing..
My advice read, listen and learn..people making big $’s from real estate may be right next to you..you’ll never know if you never ask..
