    You are ‘spreading’ your chances of finding a tenant also.. you have more competition the larger the block of units you invest in.

    I prefer those in a small group, with a high % of owners.

    on the positive, entry costs in most cases are cheaper.

    You’ve started by researching this site.

    Also, have a look at apprenticemillionaire.com.. start small and think big.
    Start reading books and getting an idea of your direction,and agree with Mini on finding something youenjoy..

    if you enjoy real estate start reading about it and look towards the end result.

    i remember in Jan Sommers book a story about a guy who had 20 odd houses and still had his job of drivinga forklift, then there was the story of the painter..

    Thats why i said not being ‘sarcy’ lukis..

    a ‘search’ of this forum would reveal many answers to the questions asked (note- questions asked , but no details given by Lisa2..)

    If however you posted some details (without stipulating locations) you would get some ‘detailed’ advice.

    Lisa has taken the first step by joining the forum, however, by ‘searching’ the forum and locating bits and pieces of information, from the numerious posts you will begin to gain an insight into the hows and why’s and maybe the where’s..

    realistically, the majority of people here won’t give you the location of any ‘Great” areas, some will..others..[biggrin]

    What was your first investment

    To achieve a ‘balance’ of investments across a broad range and achieve a reliable yet steady income that progressivelly increases. Looking forward to purchasing some shares again (with a little more knowledge gained lately) and awaiting the time to purchaseanother IP.

    Reading Noel Whittakers books many years ago and then Jan Sommers.

    [What’s the worst investment decision you ever made?
    Not acting sooner and selling some IP’s, i’ve realised i’m a buy and hold kinda guy.

    Whats the biggest investment risk you’ve ever taken and did it pay off?
    Selling some stocks i had accumalted over time, sold for a profit of approx $3’500, bought a piece of Land from DOLA and sold it to Homeswest 3 months later for a profit of $15’000.00 after costs.

    What advice would you give to an investor who is starting out?
    Ask lots of questions, it’s suprising how many people out there are ‘into’ real estate and have a lot of knowledge..you may know someone without knowing it.
    And dont get older without getting wiser.
    Make haste slowly.

    How do you react when things get rocky?
    With confidence in not having ‘overstretched myself and having contingency funds.

    What would you ‘never’ do with your money?
    Buy a race horse, however in saying that, Lloyd Williams made 10,426% return on “Reset” the horse he sold for $20M in April (courtesy of BRW)

    Where do you source most of your investment information/research?
    The internet, magazines and fellow investors, sort it all apply what i’m comfortable with and discard the rest.

    How do you feel about investing overseas?
    Not comfortable at this stage in my journey

    What price ranges have you come across?

    What rentals?

    Are you plugging the figures into a spreadsheet?

    If it was easy everyone would be doing it..[rolleyesanim]

    Not being sarcy..with the above comment, just you’d be suprised how often your question gets asked..

    Saying that, research in any investment is paramount..

    PS-I know ‘zilch’ about NSW

    If you successfully purchased an investment property, it becomes under your control which in turn means I’ve lost an opportunity. Doesn’t this mean there’s a race going on???

    I think of my IP’s as gaining a growing investment and it’s growth enables me to enter other opportunities?

    I’d say post some figures..

    I.e the rental on the property, satff wages etc etc etc etc..how many small businesses go bust?

    I’d rather own the property and rent it to the shop owner, getting an income, tax breaks and Capital Growth..

    what the heck do i know about ‘flippin burgers’?

    Biz is a cut throat industry with long hours, especially in the food game..

    Options to invest-

    Lowest income earner
    Advantage-
    Income taxed at lowest rate, minimising tax bill
    Disadvantage-
    This partner has total control over the couples investments.

    Highest Income earner
    Advantages-
    Borrowing costs are tax deductible for investments, highest tax rate=highest deduction.
    Disadvantages-
    Income an CG taxed at Highest rate.
    Total responsibility is with this spouse.

    Purchasing in Trust
    Advantages-
    Protect assets from creditors in case of bankruptcy. Income can be distributed to beneficeries of trust at lowest rate-significent tax breaks.
    Disadvantages-
    Cannot distribute losses to beneficeries.
    Any income not distributed is taxed at 47%

    SMSF
    Advantage-
    Income and CG are taxed at max of 15%, if held for more than year, taxed at 10%.
    If drawing pension, Income and CG are tax free within Fund.
    Disadvantages-
    SMSF not permitted to borrow for investment purposes. (restrictive. Access of investments is conditional.

    Company Purchasing
    Advantages-
    Income taxed at 30%
    Disadvantages-
    Profits cannot be distributed o specific shareholders.
    Losses cannot be distributed to shareholders, can only be offset against income of company.
    Companies not eligible for 50% CGT discount after 12 months.

    ACN is a MLM phone company entering the Australian marketplace..

    There was a post TELSTRA Vs ACN on this forum a couple of days ago..

    I’d ‘research’ those ‘remote’ towns also, check population and economic trends etc also..

    Some inland places look great, then when you do a bit of research..

    I prefer coastal..but thats just me..

    Most businesses are re-sellers Rod.

    The suzuki dealership down the road doesn’t make the cars..they just sell them.

    Competition ,i think ,is good for the consumer (us)

    Have you looked at completing a Tax variation schedule to increase your take home pay from wages?

    Check out the ATO site, form 15-15 from memory.

    I’m a buy n hold person though, however if you have to sell, you have to sell..maybe try privately for investors..save on commision also.

    Possibly list with some people offering that service on this site.
