I believe costs of building are going up 1-2% permonth (due to steel prices and other factors) the waiting list ‘is’ still long, hard to find quality tradesmen, bricks in short supply still ‘yada yada’.
I have an IP in CLARKSON and it’s gone + CF a while ago, i like the area and believe its still got CG value, agree with picking your area in Merriwa and good tenant selection.

Bill (from this forum used to write some beauties)PLUS your motivation is higher-you own it! I’d rather take a $20-30 loss each week than a $300.

Hey we’re still smarting about the fact that a female proprety owner (investor) is losing her house under the proceeds of crime act as her tenants were using the house to grow/sell marijiuana.A guy on 6PR Radio rang up the other day wanting to know what to do, his parents rent thier IP privately and the son did the last inspection; he saw one room had been converted into a green room (literaly) his quandory now “do i tell the cops? and if i do will my parent lose thier house?”
I believe we as the Property Owners also have to ensure that if your tenanthas a potentialy vicious (protective or scared) dog- then you as the PI are responsible for erecting a “Beware of Dog” sign..
I also got a letter some time back regarding shower screens and that you are required to replace them if theyare not safety glass due to a tenant falling through one and slicing himself open, again you are supposedly liable..yet in a meeting i went to the commercial buildings only had to meet the fire code of the day when they were built, they dont need to be upgraded to todays codes even for the basics such as a fire panel (and there are numerous people in the buildings 24/7)

Firstly i’d get 3 valuations from local REA, i then average them out to get an idea of the properties worth ( i do this each 12-18 months on my IP’s).
This should give you a good indication, then start looking at what each of the partners want to do and if someone did sell thier share, waht would be a fair and equitable wayof doing it (? market value minus 10% of thier share?)take notes, keep it all down on paper and look at all the options.
Who knows you may have a bunch of equity that you can still do something with, ven after buying out a partner?
IMHO also sit down with a good Mortgage Broker and discuss your options also..
It’s all about looking at the available options and choosing what best suits “YOU”.

IMHO you need to work all the details, plus pro’s and cons on paper and look at the deal as a business deal tehn see what thebest move is..

As we went through the Capital Growth phase of late you could’ve done well on some OTP apartments (i’m thinking of 2 that i know of,on min deposit) times they are a changing though. Interest rises are coming and you have to be very careful of the oversupply of apartments in some areas.
I see that the area around the Sandringham etc is going apartment crazy and they are finally doing something with the old aprtments down the road.
Have you looked at buying something not so new?
do you currently own any IP’s?

having said that there will always be pockets that achieve better than average.
It’s also interesting that the REA of late are going back to traditionaly expensive areas for thier CG ‘picks’ in WA.

I’m guessing again, but i’d think he would have “serviceability” issues with both loans and with only his wage as income..
Unsure as to the structure of his loans, but i’m presuming if he didn’t have to worry about P1 loan he would be happy…
