    IMHO its a good avenue if you are new to investing.

    A lot of us recieve their newsletters and the club has it’s advantages.

    PS- Not a member; but will attend a meeting one day to add to my knowledge base

    I’ve crossed out the specified deposit and put $100 deposit (WA) without problem(a friend has put less- but he’s a hard osed negotiator), the contract is an agreement between two parties..and just like the Q regarding land price being negotiable..both parties have to reach mutual agreement for it to be accepted.

    PS- see if any other REA have access to the land in question (if lots) if a single block, then he is just the sellers representative..

    Here’s an interesting read..

    here are eight rules that all good commercial
    property investors should consider
    :

    1.
    Investing in commercial property is a totally different game
    When you invest in residential property, you deal with people. With commercial property you deal with contracts. This requires a different level of advice and compliance in order to protect both you and the tenant. It requires that you become better educated. It requires that you have a good team of professionals around you. Your financiers and your legal team will be very important to your success as will your real estate agent.

    2. Fall in love with the deal, not the property
    One of the biggest mistakes investors make when they buy into an investment property (whether it’s commercial or residential) is that they fall in love with the property. When it comes to a commercial property, in most cases, the property is only as good as the tenant and the lease. Without a tenant, the property could be useless – or it could be an amazing opportunity. It all depends on your education and experience.

    3. Look beyond what the current use of the property is -Know your market. What else could the property be used for? For example, could you pick up a warehouse with little structure and build offices. Is the area zoned for some residential and could you therefore redevelop the property and get a greater return. The rent you can get on a commercial terrace house in Sydney’s Paddington is likely to far outweigh what a residential tenant will pay to rent the same property.

    4. Be counter-cyclical
    Don’t do what everyone else does! The most successful property investors buy when everyone else is selling, and bide their time when everyone else is buying. Right now, many residential real estate investors are starting to look at commercial, that papers are hinting that while residential property prices are down, returns on commercial are likely to remain healthy – so if you want to get into the market, don’t wait until the market is flooded with newcomers. The Commercial Real Estate cycle is NOT THE SAME as the residential one.

    5. Always try to buy with zero or little down
    For years we have been told by our parents to “pay off your debt”. We have this natural inclination to want to get rid of our mortgages. Putting in a lot of cash does not make good investment sense. Educated investors know how to secure deals with little or no outlay. Obviously your rate of return will be affected by how much you have to outlay.

    6. Seldom Sell
    In general, people who sell their properties never do as well as people who just keep hanging on to them.

    7. Always buy from a motivated seller
    The more motivated (read desperate!) the seller, the better the deal will be. Often properties passed in at auction can be a good deal – especially if the owner desperately needs to move the property. Remember there are far fewer potential buyers for a commercial property compared to a residential one.

    8. The Deal of the Decade comes along about once a week
    If you believe that great deals do not really happen, then you will not see one even if you fall over it. The more good deals you see the more you believe they exist. But, you need to know what you’re looking for. You need to have access to finance, be able to accurately analyse the property and know what the market is doing.

    Personally i think Commercial and Industrial properties are a slightly more ‘specialised’ field and an area where you don’t want to make a mistake on your first deal..potentialy it could ruin you..

    We all know about residential property, we spend time in it every day, pay the bills for it yada yada..

    CIP and IIP is different and usually more expensive IMHO finding and securing a tenant being the main aim (lock them into a contract), on the positive I believe the tenants pay for the majority of expenses.

    I had a look at CIP’s at one stage , but couldn’t find anything that suited my ‘comfort level’ , though they suited my price range.

    An ex-partners uncle made his fortune from them (CIP’s and IIP’s) though, he started as a panel beater then he and his partner bought an IIP; then some time later another , then the lawyer who was doing their paperwork wanted in..they continued onwards and upwards and were buying IIP’s around the $1-2M mark when I last saw him several years back..now comfortably retired. Suffice to say, he preferred IIP’s to Residential Property, he couldn’t understand why I paid for my tenants needs (fix air-conditioning etc etc).

    Fear and that being “lack of understanding” would be what has held me back from CIP and IIP’s.

    Loved Dolf DeROOS books though and he did ‘very’ well for himself with the above.

    You may have to educate us Dazzling (or me at least [biggrin])

    Great response Dazzling i’m sure it will make some of the Forum Members *think*; posting some numbers on deals like this helps keep people motivated.

    Like Marisa i dont have access to large funds (yet[blush2]) however enjoy reading about other deals out there or ways of achieving the deals, as i slowly progress to my next deal.

    Hi Ausprop

    A friend who is working for National Homes (WA) said that new housing sales have been starting to drop off (for them atleast)..whats your take on the sitaution?

    I believe costs are still rising at least 1% a month to build a new dwelling..

    Wasn’t there a bank looking at doing something similair ?

    Decreased intrest payments for a share in the increased equity ?

    We also have additional costs on top of the Management fees such as inspections etc etc in WA

    Im Pro IP’s, however, i know many people who have done well with land..look at areas such as BRIGHTON (spelling?)since it was established.

    Agree with it having to be unique.

    Friends bought prime landin Port Bouvard and mandurah some ears back..$$

    Sorry folks my mistake in not fully explaining the post; the first portion is from an article in Saturdays West Australian paper

    Hi all,

    Just a quick post regarding the latest and *interesting* article i saw in The West..

    PERTH land Prices increased 55% thats four (4) times faster than the median house prices during the last year.

    AND

    Supply is barely keeping up with demand..
    Then a personal comment

    Maybe LANDBANKING has some merit , some investors i know have done well on land alone. Prices are still rising here in WA

    All in blue is from REIWA, posting is funny sometimes, as you know what you mean [blink]

    *SUCKS* Compared to some other states, the option and headache is to self-manage…

    Off the top of my head..

    1- Build a team and keep in regular contact (REA, Accountant, Mortgage Broker, Other Property investors, PM, Valuer etc)

    2- Time + Effort = Wealth

    3- Enjoy the ride
