would you sell for 85% of market value?
IMHO in most cases anyone who thinks of selling will then look around for prices in the area, pick up the paper and have a look (community papers are free so it doesn’t even cost anything and shows houses in the area) or at least speak to a REA about what thier houses are worth.
I’d concentrate on the99% ringing you and having a reason “why” they should sell to you..and there’s quiet a few reasons if you think about it as you can make it attractive to do business with you (next- think about what kind of person everyone would refer to do business with)be prepared to negotiate, loose deals have tyrekickers and even a genuine bargain amongst the mix..
I have a riend who’se letterdropped areas he’s interested in and he’s had some success, like anything though it takes time effort and the ability to pounce when you can.

What else is for rent in the area and how does it compare with your property?
is your IP considered expensive or above the average for the area..what kind of tenant pool are you looking at for your IP?
I’d also recommend a sign out the front as above..

I’ve tried to think of something entertaining and possibly interesting for you and those on the forum and will brush up on my typing as i’ve promised myself to do recently…we’ve recently turned a PPoR into an IP.
We purchased our Principle Place of Residence after deciding to move out of a 2 bedroom unit in a great little complex.(bought for $85k now worth $150k+.. a 3 bedroom in the complex is “currently” on the market for $225k)
This small complex consisted of 12 units in total and was nice and close to all facilities as well as having a great group of owners/tenants (no arguing neighbours, cats using your windscreen for a toilet, unruly kids or first time tenants with * doof-doof * music- in other words, nothing like “Neighbours†and Ramsey St) however we were cramped so decided to move..We spent some months searching for properties in our target area, as I’m a big believer in looking at lots of properties to get a feel for the price range in the area and getting to know the neighbourhood and the agents.
We also spent a lot of time walking the area in the early evenings and found a lot of residents doing the same thing (Tip people- close your curtains; it’s funny the things you see as you stroll a neighbourhood in the evenings), these residents were friendly also; lots of hello’s etc as we walked about (always a good sign as in some bad areas it seems you have to walk around with a menacing look and not talk to anyone, lest you be taken as a target) my wife is also great at starting a conversation with anyone (seriously)as well, so we talked to lots of people in the area and they told us of properties to look at.
One day we watched an agent put up a sign on a nice looking house that possibly needed the gardens redone; we’d walked past this house many times before, so approached the agent and had a quick chat (I always recommend talking to agents telling them what your looking for as even if the property you view is not the “one†they may know of others in the area; I’ve been told of ones not listed yet, or a property where the owner doesn’t want the tenant to know he is selling yet etc and firmly believe that agents will contact sure fire buyers and investors rather than tyre kickers if they obtain a good property-it saves everyone time and money).
Anyway the house was open on the weekend so we dropped in for a look..it was shocking!! The husband was a landscaper (yeh right, if you know what they say about mechanics and their cars then this was true about the landscaper and his gardens- the last thing he must want to do at home is play gardens on his time off).
The family had just had a recent addition and they were leaving Oz to go back to NZ, he was selling his business as well and they’d started to do the property up to add value but had given up (see what I mean about talking to the agent).
The walls inside the house struck you straight away (like a sledgehammer) they were painted numerous colours including terracotta and what I loosely term baby s**t yellow, the painting was very modern and extended to the cornices, the Alarm P.I.R detectors (passive infra red if anyone is wondering), lighting and all other switches the vertical blinds and their mounts and they were even “blending†the paint colour scheme into the carpet- wonderful, they were either blind, drunk, blind-drunk or in a hurry when they painted.
Handles were off the taps in the bathroom the toilet cistern was loose, there were slate tiles that needed sealing, oil on the kitchen verticals and so far back in the cupboards I have “no idea†how it got there and numerous other interesting things (that’s before I saw the back yard which resembled a salvage yard or swap meet)Suffice to say we saw opportunities and put an offer in and began the negotiation process.
***Let me know if this is interesting or not so I know whether to continue..i’m brushing up on my typing skills to extend beyond two fingers and am using this as an exercise***

Craig Turnbull seminar
Introduction-
First was a big disclaimer saying the evening was for educational purposes only.
Craig’s vision was expanded he talking about an aspire credit card and other personal goals.Then talked about finding deals, research, networking, and look for a motivated vendor and areas where infrastructure was going.
Then the talk turned to “No/Little Money down dealsâ€- using equity etc and some examples were provided and vendor finance was talked about.
We then moved onto renovating and more examples and slides of before and after properties were shown as well as the numbers of the deals. R.O.I and CoCR was talked about here.
Craig’s team was mentioned including Property Management, Asset Protection, Mortgage Broking, Wealth Club and Mentoring Program.
Property developing was discussed and examples were again given as well as a “do your numbers empathiseâ€. Zoning, Potential Problems etc were discussed.
We then talked about strategy- profit and protecting your properties, not overstretching and becoming wealthy as well as potential problems with Super and the pension for many of us.
Lastly we moved onto the upcoming weekend seminar and what it entailed.
Hope I covered the majority of it for those who were interested.

If you improve it…its a capital expense and ‘not’ tax deductable isn’t it..you can only *repair* it so how can you have a legitimate claim for improvements??DallasM
1- if you move out and it becomes an IP of course you can claim the interest and costs, as far as CGT Exemption, it will be apportioned (where are you going to live while this happens; remember you can only have 1 PPOR at a time)
2-again, you can only have 1 PPOR..your accountant will be able to assist you further and you’ll speak to him soon anyway as today is the last day of the F- Year .

No we didn’t learn anything. The wife was sorely disappointed in the content. She thought the $39 event was just a teaser for the $ 1,995 event.
I agree and my first thought was that he would be weeding out the tyre kickers and get only the serious investors..people who had cash and wanted to increase thier wealth- i thought the next group would probably make a great syndicate with these attributes
We got more involved though than we bargained for, with Craig referring to me in the audience every 15 minutes or so. Here I am in a room of 560 people and who does the presenter single out for constant treatment – Christ, he even asked where I lived, holding up the entire crowd for my answer and what I thought of his statements on several occassions.

Both the wife and I thought it funny when Craig picked us as candidates for the FHOG, and yet when I answered his question truthfully about where we live, I had the entire 560 in the audience laughing at us…thinking that we were lying. I guess the joke was on everyone else, including Craig.

Anyway….no, we won’t be taking up the offer to ‘go to the next stage’. We don’t think it’s appropriate going to a costly seminar trying to learn something off someone who is a few steps behind us on the road to property wealth.
You’ve got until Friday to think about it anyway and get the discount[biggrin]- we’re too busy researching areas and sorting the next deal to attend, i do however think it would be interesting
I didn’t know the tip about using the settlement agent he mentioned though and finding out the cost of splitting a block to be about $1000 for the surveyor was food for thought..the majority of people learn much-much more on this forum, did you speak to the Asset Protection Lady?
