I’d also make sure you “actually” paid your partner and had paperwork to support that fact, they also claim it as income.. definetly speak to your accountant and make sure it’s done correctly..

Count The Currency With This Online Positive Cashflow CalculatorSorry Dazzling I should’ve been more descriptive; I was thinking about a property we’d looked at recently that needed work, including a lot of work on the tiled roof (loose and cracked tiles, possible water damage )as well as internal renovations and work in the gardens.
The next property at about the same price had a beautiful roof but also needed internal renovations and work in the gardens.
My choice after weighing up other pro’s and cons was the second property as most people ‘expect’ a roof to be sound, spending additional money on the first property as opposed to the second didn’t seem worth it, I wasn’t for a minute considering spending money on a kitchen or bathroom to the detriment of a problem roof ..

EXACTLY..Replacing a roof at a cost of $4000 that has major faults will not increase the value of your IP too much, but spend that same $4000 in the Kitchen or Bathroom and you’ll surely get added value IMO..

I took Marisa’s advice about a year ago and told them I was happy with the current arrangement unless they wanted to terminate the contract.
I pointed out that I needed the 28 days notice as per the agreement if that was the case.
Monday I received this years letter stating ‘we are updating our “Instructions to act as Managing Agent Authorities†and enclose herewith a new authority for your signature.’
Period of Agency is indicated from 1-07-05 to 1-07-07; which doesn’t perturb me too much, a cursory check of the agreement indicates the prices are as the increases they tried before.
I’ll probably remind them we are increasing the rent $15 per week so they benefit there other than that I’m happy with the original agreement.

Interestingly when we let IP 3 I was surprised how negotiable the PM was, as I dropped all pricing on the contract prepared to negotiate up..but they accepted the lower prices..

You can research these towns by contacting the local shire , searching the web etc look at population growth or decline, economic trends etc.
IMHO though a town of 2000 limits your tenant base.
Out of those 2000 how many own/rent or are of age to own/rent..how big is your tenant pool..all things to considerBut some of the returns in these towns are so good i am tempted
I know what you mean [biggrin] i’ve been tempted more than once and even drove to Collie about a year or more ago and spent the day with an agent looking at properties.
I wouldn’t have been comfortable holding a property there though and ‘many’ needed work. There are plans for a new power station there now and it may have been a good investment, but didn’t fit my strategy or risk profile..The further you go from the CBD the lower the entry costs and the greater the rental return, but in most cases you sacrifice Capital Growth..unless there’s a boom..
I dont like one horse towns, just in case the horse gets up and leaves

I know several that make $80k+ , however, the general comments i hear from some is that 20% of the agents make 80% of the money.
Food for thought anyway..considering a “lollipop man” can make $90k a year (see Saturdays West Australian Newspaper).
I see the papers also say an average wage is about $50k p/year..
any thoughts?

How small are the townsyou are talking about as vacancies can be a problem in many areas, but stick with what you’re doing sofar and research before you jump in..
