What Suburb in Perth..
Winton A/C in Joondalup and Needhams (near Freo but travel all over) are both pretty good IMHO..ask for some quotes (most are free I’ve found) and get a few opinions..costs you nothing and you’ll probably feel better for it..

Large Competition base with so many units in the area..but hey rents are increasing vacancy rates are low and i have a friend who has done really well with units in the area and nearby..

a Friendly settlement agent can also assist as last sale price is public record, it does cost them though and you will soon annoy them if you constanly do it..

Also do a search on this Forum for Clubs and Groups..although it’s a pretty good group here and a wealth of knowledge amongst its members..

I’ve heard good things about Scott Park as well..
Interestingly i was talking with someone in Broome today who told me the builders have organised with the local council to *fast track* building approvals if signed off by an approved engineer and architect..plus if they do the wrong thing theymay find themselves at the back of the line..
Interestingly in Perth i’ve heard a lot of the reason why its also taking so long is it takes the councils up to 3-4 months for approval..

or DOCEP ; to see where you stand, it is more the norm nowadays to have variations of up to 20% in the contracts now as prices of materials keep increasing..In WA IMHO we get blaise and dont use Solicitors to review contracts for Residential Properties (yet you can be commiting to pay $250-$450k ‘plus interest’), but seem to do so more for Commercial or Industrial??

I’ve heard Craig say on the radio to a caller that its an all day question and wasn’t worth an investor with 4 IP’s looking at buying further IP’s in a Trust structure..
Another person who asked about whether they should get a depreciation schedule done on their PPoR now or later (as they wanted to add a patio and do up the current PPoR) , when they moved into thier new PPoR (currently being built) was also told it was an all day question
and he would answer it next week..I like Craig and enjoy listening to him, but find the questions that also interest me are put into the ‘to hard’ basket..
I made further enquiries about the Mentoring Program and his different memberships (Saphire and Diamond from Memory) and you were looking at around $7,000 for Mentoring from Memory..
Thats why I’m glad we have a resource like this forum and Somersoft…collective knowledge is powerful..
