From what I know..
HDT’s are a combination of a Discretionary Trust and a Unit Trust that allow the individual to – Gear. The benefits here are Asset Protection, Estate planning, – gearing strategy and flexible distributions of income and CG. The HDT can later convert to a normal DT.
I recommend getting a copy of Chris BATTENS
‘Investment Structures 2002’ Report and reading Dale Gatherum-Goss’s books and I can also recommend Ed BURTONS book for a read as well for the pros and cons of different Trust structures

Count The Currency With This Online Positive Cashflow CalculatorHowever, if you as the buyer have a subject to finance at the purchasers discretion clause (as i have amongstother clauses) then if you are refused finance then you do not “loose” your deposit..?
$1 or $10,000 doesn’t matter if you have an ‘out’..thats why an offer ‘not subject to finance’ and 7-14 day settlement (reduce your offer price by a good portion though) carries a ‘lot’ of weight IMHO.
What do you think..?

Some REA’s are happy to take $100 if they know you are an Investor..I’ve had some suggest it even..
I’ve never gone below $100 though..I have a friend who regularly does though..however, on the upside he lowballs and offers very quick settlements..

Thats how I look at Land Banking…Peters done it on a larger scale..

You need to run your trust as a business..the ‘main’ benefits are asset protection and estate planning IMHO-Losses are not able to be distributed from a trust, ie. if you negatively gear the property the losses will be tied up in the trust until runs at a profit.
Unless its a Hybrid Discretionary Trust-I think you are still eligible for the 50% CGT discount on the sale if you hold the property for more than 12 months in a Trust but not in a company.

I t disappoints me some what to read some of the comments as some of them are far from constructive but more to do with a “tall poppy syndrome” kind of attitude.There are comments made saying that Craig does not have a defined view on property. Maybe that’s because there are so many ways of making good profit in realestate why would you limit yourself to one or two? Having said that Craig’s focus is on renovations and developments but that’s what suites Craig. This dosen’t mean that doing reno’s and developing are the only ways to invest in realestate. Pick what suites you, learn it like the back of your hand and go for it
I agree and I also think Craig will only get bigger and better, I see a lot of his ideas as being the same as Peter SPANNS..even the talk of Covered Calls etc etcNow I know that not everyone who goes to Craigs seminairs are going leave totally happy as you can’t please everyone. My experiences with Craig have been nothing but positive , positive ,positive. He knows the property market extemely well and I have learnt so much, not only about facts and figures but about myself and what I can achieve.
CONGRATULATIONS Smithy you can’t ask for more than that.. and by being on the forum I’m sure you can contribute in a positive way to othersIts great to see all the differing opinions and thoughts from forum members..dont take a bad remark or someones bad experience personally though..
