Considering its the land that is the real value..the building is in a continual state of slow decay (that’s why depreciation happens)and you buy with a high land content I’d have to say your right on the $ with your thoroughness.. I should’ve been more specific and said a residential property.
I still check out the house though, I’ve heard it takes a real gifted individual to stuff up a piece of land..
The thing with land I was always told, was that they’re not making it any more (then I saw the Hong Kong Airport, Land in Dubai etc)..Anyway, the value is in the land, but the house is more comfortable.

As always your posts are informative.
I think when looking at your Investments Structure, thought should be given to the future and the benefits therein. After all, isn’t that what Investing is all about; looking towards future gains (whether they be increased cash flow, capital gains etc)? I’m learning as I get older that you also need to look at Asset Protection, Wealth Creation, Gearing strategies, Retirement Planning, Tax Planning and Family Succession Issues as well.
Structures can include Individuals, Partnerships, Companies, Trusts (various) etc
Individuals, partnerships and Companies are all legal entities a Trust I believe is not; all liability falls on the trustee, however, I’ve seen contrary information that says a Trust ‘is’ a legal entity?
Unlike Companies, Trusts cannot retain income but must distribute it each year, Trusts also like companies cannot pass on losses (I’ve now learnt).
A Trust consists of the Trust, Trustee, Director/Appointer, and Beneficiaries whereas a company consists of the Company, Directors, Shares and Shareholders.
I believe from what I’ve read the best vehicle for acquiring assets in is a combination of a Company and a Trust..
Please correct me anywhere I’m wrong, as I’m still learning and would welcome the input.

So your wife’s name as guarantor or on the loan shouldn’t be a problem??

Hi Cata, can you clarify this?
What do you mean by clawed back/If it’s what i think; then how about a HDT with a company as Trustee, yourself as appointer?
As you know, I prefer a discretionary trust for myself ( also, a hybrid trust that has not issued any units is treated like a discretionary trust until it does issue units)

You loan from the bank, buy units in the trust, trust buys property, trust pays you back..?

You then purchase units in the trust and the trust distributes income to you to repay the loan..
i’m sure you can do it as you suggest, but why?

MOTORISTS are warned to brace themselves as petrol prices reach at least $1.30 a litre this week.
And economists said yesterday prices could reach $1.60 by the end of the year.
AMP Capital chief economist Dr Shane Oliver said he believed $US100 a barrel was now a probability and could be reached within a year.
That would translate to $1.60 a litre here — as every $1 rise on the barrel price translates to 1c at the bowser.Wholesale petrol prices have increased by 10c a litre from the beginning of August.
The impact is now being felt on the economy with retail sales figures released yesterday below expectations.The average family is now spending $20 a month more on fuel. “Six months ago I would have said we’d get US$100 within five years,” Dr Oliver said. “But now we are touching US$70, it could be in the next year. The models used to predict prices are not working at the moment.”
NSW Service Stations Association chief Rod Bowde, said simple “supply and demand” for crude oil was driving the price increases at the pump.
He said demand was the underlying reason for price increases. “There has been a long-term sustained increase in energy prices. The world is using more than it can produce and it’s been like that for years,” Mr Bowden said.“Crude oil prices go up and down for no other reason than that people are trading in the market and if trade prices go up, the people who use these commodities have to pay more.
“There is nothing Australia can do to reduce the price of petrol,” he said.According to fuel watchdog MotorMouth, unleaded petrol prices yesterday ranged from $1.15 to $1.32, with the average price at $1.19 in Sydney.
FUELtrac chief Chris Kable said the pricing cycle could show a jump of up to 12c per litre from Thursday. “Sydney motorists could see petrol prices as high as $1.34,” he said. At $1.30 a litre, it would cost $78 to fill a 60 litre tank.
The Australian Bureau of Statistics (ABS) said yesterday retail sales were unchanged at seasonally adjusted $17.134 billion in July from a downwardly revised $17.136 billion in June.
The retail trade numbers were weaker-than-expected as rising petrol prices – which rose 5 per cent over July – and falling house prices halted spending, analysts said. This is expected to cap economic growth and interest rates.
The central bank last raised interest rates in March to 5.50 per cent but rates have not moved since then. Lenders add a margin for profit to the cash rate to set standard variable interest rates, which sit at around 7.3 per cent.
ABN AMRO economists said falling house prices especially in NSW had caused consumers to close their wallets.“The weakness in sales is not that surprising given that petrol sales rose sharply in the month (up 5 per cent), while house prices are flat to down in most regions,” said ABN AMRO economists Kieran Davies and Felicity Emmett.
“The impact of the weak housing market is most apparent in New South Wales, where (retail) sales were down by 1 per cent in the month and up only 1 per cent over the past year,” they saidREDWING[blink]

IMHO..you can do better yourself by researching the market etc, however, if you want someone to show you the rpoes..why not at least have a look..?

I did like Robert Kiyosaki’s idea of “Mind your own Businessâ€, I work for an Income; I also enjoy my work; However, I see Real Estate as being “my business†(and getting bigger) I’ve certainly made more over the last few years in Real Estate than I ever would have saving 10% or more of my wage..
As for my strategy; it’s “ever evolving†as I learn more and more from other Investors with experience and knowledge differing from my own. I prefer long term investments and look forward to one day learning a bit more about developing and commercial/industrial properties.

I have one of Jenmans books and enjoyed it (Real Estate Mistakes), I also thought his ideas of paying his employees a wage whilst they learn is better than most REA’s I encountered..
The only REA I came across in WA that says they were associated with him, doesn’t seem to be on his WA List, so cant really say I’ve met someone who has been through his system?
