Michelle, are your properties cross collateralised, maybe re-financing will free up some money to allow you to invest more?

Re-Jigging your position can do wonders..
Plus, I’m sure if you ask the brokers there are some great products out there such as lo-doc, no-doc etc..
Just don’t overcommit.

I think Roy is in NSW not WA, but from my limited understanding has done a lot of research into QLD and WA and obviously believes in the areas.

I know several people that have IP’s in Kalgoorlie and they are happy with them and the returns, personaly I wouldn’t invest there (only because I like Bigger Cities, Coastal or River).
Kal used to be a declining population, I’m not sure what the stats are now..
As for some of the smaller areas out of Kal, IMHO they are riskier still, at the end of the day I guess it depends on your strategy, how long you wish to hold them etc etc

I’d think that the unit would probably rent out for a bit more as you have improved Security via the screens etc..the other stuff may just be put down to maintainence (what did the plumber say about the condition of the plumbing in the unit now?)
Do you think the demands were unreasonable, or are you happy that these items that may have needed fixing are fixed?

We’re looking at the same kind of thing regarding some of our older furniture, which is still in good condition.
How did you go about establishing a nominal value for these items including crockery, kettles, utensils etc?
White goods will be easier to establish the value on, plus we’ll buy new kettle, toaster etc..
Beds, cupboards etc we will get prices on secondhand items (I like aphex’s idea of taking photo’s of the items..handy for insurance as well and I’m sure for a small fee a secondhand dealer will give me a price list on the items..)
I’ll begin constructing an excel spreadsheet for the items and establishing values.
I’ve had a look at several sites in WA such as

http://www.rentalsrus.com.auPretty expensive stuff if you ever decide to rent furniture..with this in mind, it may be an option to rent other IP’s with whitegoods or offer an option to buy; This could increase cash flow[upsidedown]on some properties….ALL our IP’s at this stage have single females or mothers in them, having Security Systems etc in the properties has attracted and kept them IMHO.
