My preference is for areas in Perth and I believe the reverse ripple will see benefits here, throw in possible interest rate rises higher fuel prices etc…

Dazzling is the resident Commercial expert here (IMO)and has certainely been in the deep end, he loves C IP’s and cant see why we have Residential ( I was going to put R IP’s then thought against it..bad acronym).

Turns out they used a subcontractor anywhere when I talked to him as they are a huge company and very busy..the subby did a great job and gave me his number (somewhere..)
As for carpets our contact has since passed away so I’m none the wiser there?
I’d be interested in building up a list of contacts that people on the forum are happy with aswell, whether it be

*carpenters
*builders
*landscapers
*gardeners
*Reticulation people
*electricians
*air conditioning etc..I really need to get my current contact list into excel and be a bit more organised i think…then add to it.
Sometimes you have to weigh up costs, time etc and whether to do some stuff yourself or get the pro’s to do it..

Walking around the properties in Perth with Alistair and chatting with him, plus interacting with Scott (Depreciator from the Forum) has been invaluable..

As 007 said do a search on the BC and see how it stands financially..
IMO I wouldn’t get a unit in a complex with a lift or a pool, I also wouldn’t get a unit in a group of over 12-20 units..as for me there is then to much competetion for tenants and harder to raise rents.
However, thats just me and its worked well for me in te past..however, you need to look at what market you are trying to hit and go for it..
I have a friend who has about a dozen units some in North Perth area and the others in Wembley area (with Lifts[biggrin]) and he does well with them..
CG on units has been good of late (about 42.5%in 12 months in Morley where we have one)

Clay tiles look better are more durable etc, but as they are heavier will require a stronger roof structure…they also provide better cooling in warm climates (hot Perth days).
Concrete is lighter, cheaper and easier to install.
Remember light colours reflect heat dark colours absorb heat..
I’d say check out Borals, Moniers etc sites for more info or even archicentre Wayne..as thats about the limit of my knowledge above..
