I’d be very careful if you’re thinking about selling your PPoR to a trust, then renting it back as it may be seen as tax avoidance IMO
Purchasing another property though through the trust may be a ifferent sitaution, though I’d aim to buymore than one in this structure
Remember you’ll have to pay CGT when you ever sell the rental property though

Re: Morphine, I took a friend to hospital after he’d been *hit* by an irikanjii (spelling??) jellyfish and they wound up putting him on Morphine as pethodine only takes the edge off this sting in a minimal way
Anyway, on Morphine he said it was great especially when he started floating off the bed towards the roof
Bad times came when the oxygen hoses etc all turned into snakes and attacked him
He described the pain of the irikanjii in this manner; “imagine you are lying on the ground being kicked to death by a group of Bikies and then one up them puts his hand up your rear and pulls out your spine”
very descriptive and I felt somewhat true when i eventually got *hit* by one some years later and only had pethodine and largactol to take the edge off being to far away from hospitals

Online Positive Cashflow and Renovating CalculatorsI’ve used RMG Accounting (Perth)in the past and have been more than happy with them regarding IP’s, they also do a lot of work with The Investors Club and http://www.excelaustralia.com.au and have a great understanding of Property Investing
Now, I use an accountant in Melbourne and a broker in Canberra(benefits of the digital age I guess)
However, I’m now looking at a SMSF so thes e posts re Perth are interesting

Online Positive Cashflow and Renovating CalculatorsOriginally posted by wwsurvey:Hi Josh,
I purchased the book back in 2000 and have read it a few times since (great book). He does talk about property but not into too much depth, but you know if you can get one good idea out of a book it’s been a worth while purchase.
From his book I setup up a automatic investment program and this little sleeper is over 70k with just a startup of 5k, & has been getting over 12% easy . Look for one with low entry and management fees and follows the benchmark.
His other tips about saving money are gold and as he says ‘its not about how much you make but how much money you keep’. cheers[rambo2]
