Once my new valuations are in I’ll be talking to the brokers again, a mortgage broker who is also an investor or regularly deals with them is a bonus..

Good idea Duckster, just need to input the calculations into an excel spreadsheet, then enter the cost of the paint (per tin) or carpet per sqm (rather than linear)I suppose we could do the same for tiles/lino

Great to have on hand for many reasons, though I still like the diary and will go back to it in 2006

I agree with the above, but why ruin a good story?
I’m sure you also wouldn’t want to be advocating paying backpackers “cashies” to help demolish a house..how about insurance (amongst other things)[wink] if the backpackers got injured on-site?
I think the story was for illustrative purposes only and to get a message across of finding additional funds amongst what many consider rubbish..I may be wrong as we only got a ‘snippet’ of the show?

I look through these when doing the final inspection and that is the point of the final inspection- to make sure you are happy with everything.
I turn lights on, flush loos, try all taps yada yada..but walk away with a listof things that need attention or walk away happy
Sometime you find the vendor does silly things like swap a shower rose (? dunno..maybe the house they moved to had a broken one).
The longer you leave issues like the A/C scenario the harder it will be for you to get it resolved IMO.

This year we restructured our finances and paid out IP3 in full so owned it unencumbered.We then borrowed against it for IP4(didnt even get to see the title..PS- this loan was fun with the banks.. “Not”.. with many things going wrong such as bank losing title, stuffing up documents and putting us past settlement etc)
Took my first holidays for about 4 years (apart from my honeymoon In Mauritius) and used this time to shift house (fun driving a 5 tonne truck in peak hour traffic), do reno’s as needed (reno’s seem to be in some cases..try and fix it..break it..buy new item..all works well), do up gardens etcFinish my Cert 4 in Assessing Workplace Training and instigate my next course
Look at Property Portfolio, increase rents where needed and revalue IP’s
