    Yep..dont ya just wish you bought into the Comm Bank, Wesfarmers, Rio etc some years back..

    remember we dealing with SMSF…no borrowings

    except this time there’s in excess of 1 mil cash to play with….

    Hmm..bought my first house ever in about 1990, there’s been ups and downs since then, about 5 yrs ago I earnt less than $20k for the year and found things pretty tight

    Worst thing i did was sell a duplex block in Broome for about $15k profit after costs (3 month turnaround between buy and sell) paid around the $40k’s for it..now worth “buku” dollars to quote Dazzling..

    Thanks to everyone here for thier advice over time..it’s all appreciated, especially some of the great PM’s..

    Colin..what did I learn along the way..”tons” of info..though my main thoughts are, “No” is not an answer just an opinion, learn from as many investors as you can (you can learn something new from someone at any level) and – its not what you earn, but what you do with what you earn..[inlove]

    BHP 5 yr ‘basic’ chart

    I was looking at this, but if the stock split welllll…there ya go [biggrin]

    Hb..my last two IP’s I bough with $3k for one (deposit only but over 100% finance) and $0 for the last one.

    I firmly believe you need a mix of Investments and find it very hard to compare either (probably not smart enough)..my preference though is for property

    Its not Shares Vs property..BUT Shares And Property that will assist you position over time; after all using your equity to leverage into shares is chepaer and safer than margin lending IMHO

    BHP has just caught up to its prices of 2001 HB?

    Have a look at the long term charts of the company..I would hated to have been holding BHP in mid 2001 when it *plunged* from just under $25 to about $8 in a ‘very’ short time frame (good luck trying to sell then as panic set in)

    Its only been trending up from mid 2003 onwards and anyone who got on board and held would now be laughing as its still trending upwards..

    Its all relative I suppose and thats why you need the diversification..I prefer property mainly because of the leverage

    Wish I had some :o)
    *note- I actually like BHP

    I’m with Paul as far as a strategy goes with +CF to purchase IP’s for CG.

    Its not the way I’ve done it..but I like the strategy :o)

    If your starting out explore options such as the Offset Gearing Strategy..

    $8k equity [confused2]

    And Mitchy ; there ‘are’ many ways around this..mostly higher risk though, In your position I wouldn’t look at them until your financial situation improves.

    Our last IP we put no cash into the deal and about $3k into the one before that (deposit).

    From what I understand HK had some pretty good ideas and Investor Strategies as well..such as how they approached banks and valuers etc

    Wish I knew what they were :o(

    Anyone here go through the HK Seminars/Membership etc ??

    Had a Great Day Dazzling

    The last of my appraisals for our Investment Properties came in yesterady, its only nearing the end of January and we’ve achieved one of our 2006 Goals regarding total property portfolio value (equity has jumped up as well and LVR is down to 64% from 71%)

    My only bugbear would be my DSR..

    Funnily enough..yesterday I was also approached by the BDM of another group with another offer of a position within their group (I had previously declined an offer from them)

    I’m seriously thinking about the new offer and the pro’s and con’s, what ifs etc. If I take it, my DSR will undoubtebly improve

    So, as with you I had a pretty eventful and fruitful day [biggrin]

    PS- Congratulations Dazzling, seems like your always working, great effort

    Great option, I’m thinking that rather than sell it to your partner, sell it to the trust though?

    How did you go re establishing the Sale price?

    did you sell at Market Value? (whatever that is with many REA’s giving quotes of up to $30-40k difference in most cases, worse I heard of was about $100k difference)

    guess another bonus is no REA needed ;O)

    I see Harvard and Yale are looking at building Universities in India..I presume this will affect the International student Market of Australia?

    majority of properties in WA’s N-West and into the NT are built with steel frames..

    Galvernising can still rust and any hole drilled into it braks the coating..if putting onto a concrete slab ensure you coat the base in a tar like product as the lime from the concrete can eat into it..

    have you “googled” steel frames or building with them?

    I’d be looking secondhand in Kal as well as trying to get a new tenant Asap..

    Snide comments..hmmm..according to ABS Kal is still a town of population decline of 0.59% p/annum (going from memory as I read this fact the other day and mentioned it to a friend who has recently sold all his Kal IP’s)

    before deciding on whether to go with peter spann or hans jakobi I would suggest you read thier books and surf thier respective sites to better get an idea on what they offer..and what you think best suits you as they are both very different
