    Capital Growth on my IP’s are still racing ahead (approx $100k equity in 6 months), rents are rising, Depreciation is a Bonus as is the ITWV each pay week..

    If i get into a positive cashflow situation I refinance and purchase again to achieve some balance (think Nuetral Gearing as a goal)

    Times like this when i have great equity I also look to top up loans and set a buffer if needed

    Rates are fixed and IP’s are stand alone..I’m also looking long term..

    I agree with Wylies post as well

    You need to look at the reasons you purchased..yield, leverage, tax benefits, growth etc and your long term plan

    PS- You’re paying less tax so you actually get to ‘keep’ more of your income

    I once read that most people who Negative Gear are “NOT” in the highest Tax Bracket..

    Certainly true for me..

    Primary goal with structuring is flexibility with income distribution so that we’re not handicapped when negative properties turn positive. Also perhaps the ability to transfer funds into our super funds?

    Is this the Important bit Carlin?

    Once you know what you want, maybe you then know what to look for in a structure or strategy..

    Maybe Look at your End Goal and work backwards?

    I watched Median Priced Units in a Suburb gain 20% in a year, whilst Houses were a fair bit less..the units were playing catch up on the Market, so I guess it can depend (cycles within cycles type thing)

    Units/townhouses etc can be lower entry prices..newer houses more depreciation, less repairs, Common Gardens so looks tidy from the outside with a complex gardener etc

    I think that maybe as with Lomas you may not be looking at the BIG picture and concentrating on just one aspect..Different typesof structures have many and varied benefits other than the obvious..

    Was it Kerry Packer who said “Own Nothing..Control Everything” ?

    RMG Accounting at Homebase Wembley are ‘very’ good and pro-property from my discussions/involvement..they are also familiar with many trust structures (depending on what type you want though)

    I wouldn’t call it pathetic (far from it); most accountants have a basic understanding of various trusts and many don’t even know/understand about Hybrid Discretionary Trusts (believe me I’ve asked a few) as stated by Derek; this book demystifies the subject.

    I’ve purchased both of Dale’s Books (Trust Magic and Tax Battles) and find them both informative; as Coasty Mike said I think Dale’s comment re: Sex Toy’s is just his sense of humour and to show the numerous range of benefits by using such structures.

    For what it’s worth I’d recommend Trust Magic to anyone trying to understand Trusts, especially Hybrid Discretionary Trusts, well worth a place in my Investing Library and certainly written in an ‘easy to follow’ style (Try reading Renton’s Book on Trusts)[tired].

    I’ve also conversed with Dale on occasion regarding trusts and find him to be both helpful and patient (I’ve asked some pretty basic questions at times).

    I think our default interest rate was 9% by going over settlement date- however, as it was the banks fault they wound up paying it for us..

    Not sure of anything for projected growth figures?

    Past performance and by evaluating these figures for the last 3 Months, 3/5/15 years may give an indication of underperformers at present?

    You may be able to graph suburbs you’re interested in to evaluate thier performance over these time frames?

    According to Bernard Salts Report
    Sydney: Most new dwellings constructed in Australia over the 30 years to 2031 will be located in Sydney. During this period Sydney’s housing stock is projected to rise by 44 per cent whereas the population will rise by only 26 per cent. Sydney will contain 5.2 million people in 2031. Allowing for the annual replacement of some obsolete stock, it is estimated that Sydney will require 882,000 dwellings between 2001 and 2031.

    Its worth remembering that unless you pay the right price for a property in the first place, you’re not going to reach the rates of growth being achieved by the rest of the market and sometimes events simply don’t unfold as expected.

    And it’s foolish to treat any prediction as an absolute guarantee as to how the future will unfold IMO.

    Have a look at http://www.goldsec.com.au and have a look at thier products, they have a great WIRELESS ALARM SYSTEM..

    No electricians (sorry LifeX)[biggrin] it’s “Totally” wireless and comes with a swisho phone..

    You can self monitor by having it go to you mobile, or if no answer the next contact on the list, or the next OR a Monitoring Centre

    from my experiences you need at least 3 PIR’s (Passive Infa Red Detectors) in a Property to get a discount on Insurance for a property and as stated above Police will only attend Multiple Zone Alarms.

    Haven’t seen anything else like this ophone/alarm and I got one for myself and the outlaws..(in-laws..NOT the motorcycle gang)
