Paint the place,new hard wearing carpets,new curtains, tidy the gardens , mulch the gardens, put in annuals, reticulation’s always good….these days security is a must, there’s these neat metal security flyscreen doors where you can see out but they can’t see in.A monitored or localised security system (drops the insurance costs too!)
If the house is the shape of a brick.. give it some style, change the shape, there’s many many ways.

not much info there buddy ! country WA’s pretty big.
i’ve lived in Broome and bought and sold property/land there.. still have friends there.
lived in Geraldton for three years, living in perth now (3 properties here) and have travelled a fair bit.. see many people have read your post but not many replies, i’ll try to help if you give more info.. other than THAT try resaearch like regionalwa.gov.au (working of memory here, it’s also on an old post)

If you could save that much for a world trip ‘surely’ you have a good savings record with your bank..?
approach them first, giving them first option and letting them know that point []
then get onto the mortgage brokers, the more time you spend with the people in that industry, the more you’ll learn, and they make an earn of ‘your’ business so it’s in thier intrest to help you and point you in the right direction, it’s free learning, it’s coffee and a chat when your bored and who knows.. you might get what you want.. there’s a ‘plethora'[] of them out there.
i knew a lady who used to get carpet, curtain,pelmet, tilers,painters over to her place and even go to car yards and take vehicles for a test drive… she was bored and they were free company for her, if they sold her on the idea or after advice from 6-7 different reps she was better educated to make a decision and go with it

The auctions here clean it and make it look all bright and shiny, they try to sell it for you (in thier intrest too)if no sale you got a clean car.
advertise in the trading post or “Quokka” in WA, you get more money as a private sale.
firstly as with everything on this site research your prices, look at yahoo.com.au etc.. take it to a few dealers and get a ballpark-figure. pick up paperwork from the post office..
when you sell it give only your mobile number and present it in its best light, have service records available etc.. depends do you want to get rid of it quickly or wait for the price you want..s’up2u

i’ve posted this before, used them (and was happy) and was suprised to find a few other people i know utilising the services of DEPPRO depreciation Proffessionals…. no, no kickbacks for me, my mum doesn’t work there or anything..
read a story in the West Australian Newspaper about this girl in her early 20’s who owned about 5 properies and was buying her 6th (she works in real estate.. hang about ‘check out today tonight, think she was on there ) Anyway she used them… so i chased them down.. dont type in depro on the i-net..its deppro.. or else you get a german paint company [:0)]

Sound advice i recieved from peterp and others on this site helped me out “a lot”
If your like me you start to select your “favourites” those whose thinking is along the same lines as your own or whose advice “rings true” to yourself.
search on the many community and government sites providing economic and population information on places your interested in..
i once read that once you buy a property it’s only the land component in reality that increases in value, everything else depreciates.. look for something structuraly sound, low maintenence, try and get a tenanted property first up, fix that tenant into a years lease (for breathing space) if he’s happy to do so..etc etc.. if it’s your “first” property get out there, put in the time as they say.. make an ‘informed decision’
Aussies love to be near water (look at our coastal towns) so anything near the ocean, the river, the harbour.
Research is a must.. the better prepared you are the better off you’ll be.. whatever you’re investing in !
AGREE.. with all your points and love the advice found on this site. Time is a luxury a lot of us don’t have.. but you “reap what you sow” as they say and you have to put the effort in
Did a search on Steve’s original areas, ballarat and west wendouree (?at work-don’t have the info at my fingertips) and Steve?Dave must be doing well… nice prices in those areas now, guess it’s true “he who hesitates is lost”
And was interesting to note they were “not” country towns !! as i know them anyway, i think in the book Ballarats population was at 80 000+ wasn’t it??
I’ve looked at some country towns in WA, some nice areas and some oppurunities residential,commercal and industrial.. though the safer route is the one with a larger poulation and therefore tenant base.
Interesting story from a friend with a free standing unit in Osborne Park W.A, she’s heving trouble renting her place and the agents are telling her what with the property boom plus first home owners, low rates etc the pool of tenants is in decline.. my advice to her was to drop the rent $5-10, better to be rented than vacant..you ever notice how quickly the property looks run down when its vacant..

Anway, i’m of the opinion this a place to learn, if others bigger and better can help or advise, so be it.
check out the total number of people on this site, it’s not like all of australia’s on here.. i applaud those that offer helpfull advice, constructive criticism and even a joke or two… love the site, love the info gained within

i checked the area out also…a ‘lot’ for sale. checked with a friend whose sister is there, the area is dependant on the coal mine and power station that he believes comes up for renewal in 2007.
lot of locals selling,older houses,and approx 100+ people left the area and an agent in the area is promoting positive cash flow properties, on the other side of the coin some nice brick places being built in the area by locals (owner occupier), economic output is on the up for agricultural and industrial, the town is only 1/2 hr from Bunbury too..
Bring out that crystal ball..[]

“Loved” the book ‘very’ motivational, worth it just for that alone, the down to earth stories of yourself and dave finding the properties etc..(rather than a bunch of how-to’s and formulae)made it very easy and enjoyable to read.
a “refund” guess that depends on your tax bracket come june 30th hmmm []
‘wrapping’ looks hard to me.. but then again maths and i agree to disagree, luckily i’m married to someone to whom mathmatics is a breeze!
Anyway congratulations on your success, thank you for the book – AND THE FORUM [] i believe everyone should take from the book and the forum etc whatever they can and apply what they can and feel comfortable with.

As for your detractors… i look at it this way, you and others are bringing cash (and investors) back to the bush (something the governments being trying to do).

worst- i agree the search capabilities of the forum( it’s rocketing along) be great if when you next log on you were able to pull up topics you had been involved in since last visit, that way check replies, add to forum etc..
best[black] the “wealth” of information contained within and the willingness of people to share thier experiences and advice for those new to the game, you could produce “another book” just on the information garnered within the forum…. “forum follies” [:0)]
A seminars link or something similar per state would also be great, providing information as to what’s going on in your “nick of the woods”
How about a “templates site” while i’m doing my christmas wish list here, that you could print out and utilize when inspecting properties, quiering agents etc.. these templates could then recieve input from those “experienced” members requesting additions to them or detracting from them ?
Love the information in the forum, someone once told me there’s three kinds of people, “those that make things happen, those that watch things happen, and those that say-what happened!”

hi all,
picked up my son (5yrs)from school the other day and on the way home he asked what were we going to do when we got home, i had several suggestions including him helping me get dinner ready, drawing a picture for his ‘poppy’, playing a game (educational-dr suess “maths,coulors,storiesetc” in a fun format) all to which he replied in the negative.
“Do whatever you want then” said i,
“whatever i want” he quiered looking at me,
“can i smash the house up” he asked []
i nearly drove of the road i laughed that much, telling him “no-he could not smash the house up”

never lived in one, fibro that is, spoke to the agent these properties he estimates are about 80yrs old.
was thinking of calling western power and seeing when the power was first connected to the property, to give me a better indication.. am i right in thinking no depreciation on property if built before june 1985 ?
I grew up in Broome and the properties were mainly corrugated iron/colourbond.
still looking at the area and giving the agent some harder questions to answer for me, as i’m looking at one property that is tenanted, asking 59k approx, returning at 95p/wk. would like to lock the tenant into a years lease to give me breathing space after loan and associated costs.
don’t want to pay too much for a property in the area as my partner (she’s more conservative than myself) said what happens if the local industry dies etc..why are people selling etc.. []
Brick properties i can understand..easy to fix/render/add to, but am glad you’re comfortable with the fibro, makes me feel a bit better.
journing further affield as well, mass e-mailed agents in the area and recieveved prompt and helpfull responses, so have a few “irons in the fire” to date and investigating these also
