    Forgot to add…… purchase 11+ properties like S.I.S, and get him to tell me where this New area he’s discovered is [;)] LOL

    Actually, looking at changing careers, went for an interview couple of weeks back and have progressed to a second interview, wherein i meet the company director !! ( Fingers crossed X)

    Hmmmm….. still reckon it’s a “Don King” style event, Only in America, No-one’s ever been there again.. or close !

    I believe China has a mission planned, let’s see what happens, i never saw the program, just cynical, and it’s amazing how many ‘older’ people i’ve brought this up with say “could be” ( as in not true..)

    I don’t have any facts manofaction.. just a ‘feeling’ all aint what it seems, i watched a movie once where Arnold died, now i ‘hear’ he’s Mayor of california, see, only in America

    Beerboy, racking my brain trying to think of the company that gives you all the paperwork/signage etc.. to conduct this.

    talked to somebody who did this a while back, they saved about $7K on a $168k house..

    Still_in_School

    My New years Resolutions..!

    To complete the ones i didn’t in 2003 for starters.

    I have a work diary that i keep to record shifts worked, extra shifts, paydays,birthdays, reminders, contact numbers and to-do-lists for days off.

    Just reviewed the notes at the start of the book, each year i put some goals here, under ” Mind- Body- Spirit- Financial”

    Some i completed some i didn’t, ticking the ones i did, makes me feel better about getting through the year and achieving something, rather than.. Gee the year went fast!

    Getting married in October and all that entails seemed to make the year fly, but i still managed to fit in some of my goals ( i.e -work related course, reading 2-3 non fiction books, purchase $5k + shares, be consistent in aerobic activity- 30-60min walks 3-6 times per week, purchase property #3, marriage and honeymoon saved for and organised )

    “Didn’t’ though complete a 8-10 week Yoga course as i wished, or a TAFE course

    ‘Was inconsistent’ with going to the gym, taking antioxidants, drinking 2L water per day etc..

    Also due to wedding and taking care of my son also i cancelled on my “Worldvision” sponsorship of a little Girl i’d been sponsoring for a while, to make up in some way and “give back to the community/others” i became a regular blood donor along with my partner

    Time for a New Diary, a New Year and New Goals, It’s all about balance…

    It’s Going to be a “Great Year”

    1. Throw out non-essential numbers. This includes age, weight and height.
    2. Keep only cheerful friends. The grouches pull you down. If you really need a grouch, there are probably of family members that fill that need.
    3. Keep learning. Learn more about the computer, crafts, gardening, whatever. Just never let the brain idle.
    4. Enjoy the simple things. When the children are young, that is all that you can afford. When they are in college that is all that you can afford. When they are grown, and you are on retirement, that is all that you can afford!
    5. Laugh often, long and loud. Laugh until you gasp for breath. Laugh so much that you can be tracked in the store by your distinctive laughter.
    6. Surround yourself with what you love, whether it is family, pets, keepsakes, music, plants, hobbies, whatever. Your home is your refuge.
    7. Cherish your health. If it is good, preserve it. If it is unstable, improve it. If it is beyond what you can improve, get help.
    8. Don’t take guilt trips. Go to the mall, the next county, a foreign country, but not guilt!
    9. Tell the people you love, that you love them, at every opportunity.

    Remember, Life is not measured by the number of breaths we take, but by the moments that take our breath away.

    I enjoyed this book also, it’s been about a month since i read it. not ‘very’ detailed on facts about how to achieve financial freedom, more about how he achieved wealth, as i said though i enjoyed it.

    Real Estate Mistakes
    By Neil Jenman

    You’ll think twice about ‘auctions’ after this book.. heck, you’ll even run from them !!
    An insight into ‘some’ Real estate agent’s and their code of conduct ( or lack thereof ). I’m looking forward to reading “Don’t sign anything” Just finishing this book

    “haven’t started it yet”, funny thing is, it was recommended to me and i went out to get a copy, only to find “it’s popular” , Angus and Robertsons and Dymocks were out in neighbouring suburbs, i had to drive into the CBD to get it.Reading this next..

    Doing pretty much the same as you regarding loans..

    My wife just uses Excel to record all statements etc regarding the properties when said statements arrive. We pay the rates etc ourselves rather than the PM, as this benefits us with the points on CC and we pay in total and on time to get the discounts on rates etc.. have found PM’s sometimes not paying and ‘not’ calling if no $ in account so they pay rates later, costing us..

    I’m actually ‘looking’ at getting more constructive with my filing cabinet and each property, having a property checklist at the start of each properties file and notes on paint colours on each of the walls etc ( for matching later on as no doubt we’ll forget), seperate cost’s lists not just solely the tax file ( so over the years can track down ‘all’ cost’s assocxiated with the properties etc) and many other things..

    tried downloading ez-rent but it wouldn’t install fully on my home computer.

    If you use the direct debit.. don’t worry to much – it still shows on your statement for tax time..

    A friend of mine is trialing the POSH sytem for his families properties and is a qualified accountant, so i’m waiting to hear from him…

    If there’s a Easy Australian system.. we’d love it

    You’re in the right direction just being here on this site, wherein you can ask a multitude of Questions and get many and varied answers from some knowledgeable people.. i’ve learn’t a lot!

    Search this forum and learn from here, invest in some quality property investing books and start researching now, to hone your skills when it comes time for you to invest..

    Any questions you have along the way- then post here and get opinions from people from all walks of life..

    This is better than attending a seminar.. you’ll probally learn more from “brainstorming” on the forum..

    My understanding of the book was that the properties were accquired using wraps to gain income, the positive geared properties also provided an income as well as the 4 people involved participating, deposits saved etc..
    A wrap/saved deposit would provide the deposit for the next one etc etc.. tax time would also be fruitfull ( the guy’s are accountants and probally good ones, especially when it comes to thier business and future)

    If you didn’t wrap or have partners.. it’s just that bit slower, + geared properties however, makke it easier to accquire more..

    All depends on your personal situation, a PPOR definetly gives you stability and somewhere that is ‘yours and yours alone’, it all depends on your comfort zone and your future plans..

    I’d go with mobile mortgage and have your cake and eat it.. access your equity

    We all have to have some means of measuring our progress, as R.Kiyosaki say’s “you have to- Mind Your Own Business”, it doesn’t matter what you do as your day to day job, if you are in the ‘business’ of purchasing IP’s, you need to be aware of your financial position at all times.

    I’m guilty at times of putting statements to one side to catch up on when i’m not busy, not knowing my financial position to the ‘t’ ( even if only monthly), not being aware of the specific day’s the rent’s come in, visting my properties and conversing with my Property Managers more often.. usually i’m too busy working or well… working ( the later on bringing the PPOR up in value and general living duties)

    HEY… now i know my “New Years Resolutions” [^]

    Not Really.. i’ve calculated my Net Worth, including our superannuation- made it look much better than i thought, it is an investment!

    I set some goals for our Net Worth in 2008 (5 years) and set some smaller goals. I also will post our loan statements on the fridge-“motivation” to reduce the loans..

    My personal thought’s for 2004:

    Expect some good growth for some of Australia’s larger companies, they will of course be hampered by our rising dollar.

    Shares will be the ‘Darling’ of the year, this is starting to happen already ( remember the old Coloured wheel with property/shares etc the wheels turning)

    Superannuation will start to make forward moves again-the pressures on

    House prices will start to level… but as alway’s there will be some pockets that will increase! some of the larger companies( in WA at least ) have projects nearing implementation and will surely increase pricing in thier respective areas..

    I too expect another interest rate rise S.I.S ,the economy ‘is’ moving forward and people are ‘spending’ have a look at Christmas and the fact some stores had a Bumper month.

    I have lot’s of Questions but “not” the answers… If someone know’s ‘which’ stocks are going to skyrocket, where the next ‘boom’ suburb is going to be, and what the lotto numbers are going to be on the next Superdraw “Please” let me know
